This letter confirms that on July 10, 1995, the Board of Zoning Adjustment ap pr ove'd
BZA95 -16 for Lot 12, Shorecrest Acres, City of Grapevine, Texas, addressed as 800
Dunn street to allow the variance requests. The variance requests are fronn the
Grapevine Comprehensive Zoning Ordinance 82 -73 as follows:
Section 1 5.G.1., "R -7.5" Single Family District Regulations which requires a minimum
thirty (30) foot front yard setback. The variance allows a ten (10) foot encroachment
into the required thirty (30) foot front yard setback allowing a twenty (20) foot front
yard setback as shown on the plot plan.
Section 15.G.2, "R -7.5" Single Family District Regulations which requires a twenty
five (25) foot rear yard setback. The variance allows a nine (9) foot encroachment
into the required twenty five (25) foot rear yard setback, allowing a sixteen (`l 6) foot
rear yard setback as shown on the plot plan.
Section 15.6.5. "R -7.5 " Single Family District Regulations which requires a mWmurn
lot depth of one hundred (100) feet. The variance allows a twenty (20) foot reduction
to the one hundred (100) foot minimum depth of lot, allowing a minimum lest depth
of eighty (80) feet as shown on the plot plan.
A copy of the approved minutes will be available after they have been approved at the
next regular Board of Zoning Adjustment meeting. If you need a copy for your
