Future plan submittals are subject to further review and therefore may result in additional comments. The applicant will need to complete the following: Site Plan: • Adequate right-of-way for a right -turn lane should be provided for westbound Glade Road at Euless -Grapevine Road. The turn lane should be 150 feet long with a 120 feet transition and should be 12 feet wide. • Adequate stacking distance (minimum of 60 feet) should be provided from the driveway entrance to the sliding gates. The security code entry station should be located such that vehicles waiting at the station do not block other vehicles. BACKGROUND INFORMATION The original conditional use permit providing for the development of the retirement facility was approved by Council on March 28, 2000 (CU99-30, Ord. No. 2000-38). A subsequent revision to add a driveway along both Euless -Grapevine Road and Glade Road and revise the parking layout was approved on June 6, 2000 (C000-25). No. 00-60) for a combination independent living/personal care facility, specifically to remove the easternmost driveway along Glade Road and the drainage pond and associated drainage Swale, located at 5221 Euless -Grapevine Road. Any changes to a site plan approved with a conditional use or a special use (no matter how minor or major) can only be approved by city council through the public hearing process. No Conditional Use Permit shall be valid for a period longer than one (1) year from the date on which the City Council grants the Conditional Use, unless within such one (1) year period: (1) a Building Permit is obtained and the erection or alteration of a structure is started, or (2) an Occupancy Permit is obtained and a use commenced. The City Council may grant one additional extension not exceeding one (1) year, upon written application, without notice or hearing. No additional extension shall be granted without complying with the notice and hearing requirements for an initial application for a Conditional Use Permit. Please place the case number, CU01-08, on the site plan and submit four (4) folded blueline copies of each sheet and five (5) reduced, sorted, and collated copies at 11" x 17" three hole punched, stapled, and z -folded (fold the right edge to the left edge and then fold the right edge in half to form a z -fold) for approval signatures.
