Dear Mr. Stombaugh, This letter is intended to give the City of Grapevine a description of Trans -Trade day to day operations and outline their future business activities. Trans -Trade, Inc. has been a tenant in Grapevine for over 25 successful years and has recently enjoyed a stable growth pattern that will require them to expand their office warehouse and distribution services. The Trammell Crow Company would like to partner with the City to develop a strategy to relocate Trans -Trade into Heritage Business Park and keep this growing company in Grapevine. The architecture and landscaping will remain consistent with the existing Heritage Business Park design characteristics. Trans -Trade is interested in a new one-story office/industrial building, with exterior materials consisting of painted, site cast concrete panels, dark grey glass, multiple entries and a 120 foot rear load truck court. Trans -Trade is expanding its facilities to meet their customer expectations for a logistics service. This business expansion plan was developed by client requirements for a complete office warehouse and distribution service. ® Although the customer needs vary, some goods will be in storage for three to six months while others may be received, repacked and prepared for shipment to be sent out less than a month. The goods will typically be received at the facility via truck and dispatched via truck with anticipated business hours from 8:00 a.m. until 8:00 p.m. Monday thru Friday. ® We expect the staff to increase to 60 full time employees and contract labor will be hired as needed. ® The new facility at Heritage Business Park will be able to accommodate parking requirements of approximately 70-80 vehicles and the staging of equipment. • The current traffic including expected growth demands, will produce 8-12 trucks per quantity will reduce to 6-10 per day. DATE: February 2, 2001 RE: Traffic Comparison — Heritage Business Park, Building 8 in Grapevine, 'Texas (DT&A No. 01025) Heritage Business Park is an industrial development fronting on State Highway 26 at Kimball Avenue. This development is 80% constructed and occupied by a variety of users. Building Site S is a 7.526 -acre lot fronting Industrial Boulevard on the eastern edge of the development. A proposed office/ industrial building is being considered for the site. A potential user, Trans -Trade, would like to move its existing operations to a new building located on this site. Trans -Trade presented the planning staff with a letter outlining the operation and employment data anticipated for their location. The letter stated that the number of anticipated employees is 60 (with growth) and that a maximum of 12 trucks per day would use the facility. In order to better understand the traffic impact of the proposed facility, the Trammell Crow Company requested that DeShazo, Tang & Associates, Inc. prepare a comparative trip generation analysis that relates the proposed site to other uses that could potentially be developed on a tract of land this size. The following table portrays the trip generation for this site for the proposed user, a one-story office development, and a manufacturing site. The results show that the proposed use will have no more impact on roadway capacity than any other appropriate use that might be considered in this area.
