The applicant intends to develop a 30-foot tall, 23,080-square foot luxury automotive repair body facility
(Stewarts Paint & Body) that includes an indoor autobody repair area, an office, restrooms, and a lobby
for patrons. The applicant is proposing a total of 19 spaces for enclosed vehicle storage adjacent to the
southwest property line that will be screen by an 8-foot tall wooden fence and robust landscaping package
and masonry columns. Applicant is also submitting for an 18-foot pole sign to be installed at the entrance
to the property along Hwy 121 frontage. This will be the marquise location for the national business which
will be used to showcase the great city of Grapevine with a beautiful facility. The intention is for the facility
to reflect a high end finish out and display the luxury cars that Stuart’s services. This application will be a
conditional use permit only as the use adhered to the existing community commercial guidelines.

1. Dimensional control site plan/ Landscape plan sheets – Revise shade structure. No
buildings are permitted in setbacks.
2. Building Elevation plan sheets - Revise elevation sheet #10 shade elevations.
3. Dimensional control site plan/ Landscape plan sheets - Revise all of the 30’ setbacks to 25’
setbacks per the “CC” zoning regulations.
4. Several sheets still have “Proposed zoning LI” on the drawing or in the title blocks; review
and remove (sheets: 1 (on drawing), 8,9, 10,11, 12,13, 14, 15).
5. Dimensional control site plan - Revise the site data summary table on sheet 2-
a. Add the maximum impervious area SF & percent (required and proposed) the
landscape plan has this figure in their table for your reference.

PROPERTY LOCATION AND SIZE:
The subject property is located at 2051 State
Highway 121 and platted as Block 1, Lot 3, 121 & 26
Addition. The lot contains approximately 2.4 acres
and has 302 feet of frontage along State Highway
121 and 423 feet of frontage along State Highway 26.
REQUESTED ZONE CHANGE, CONDITIONAL USE, AND COMMENTS:
The applicant is requesting a conditional use permit to develop an automotive repair garage
with an 18-foot pole sign.
The applicant intends to develop a 30-foot tall, 23,080-square-foot automotive garage
(Stuart’s Paint & Body) that includes an indoor autobody repair area, an office, restrooms,
and a lobby for patrons. The applicant is proposing a fully-screened, covered, and partially
enclosed enhancement of 19 shade structures, each 10 feet in height, that will enclose 19
parking spaces adjacent to the southwest property line. To ensure privacy, the shade
structures will be surrounded by an 8-foot-tall screening fence on the south and west sides
of the property, and a 6-foot-tall black wrought iron fence, along with shrubs to the interior
of the property that is adjacent to the proposed building.
There will be two points of access; an existing access off of State Highway 121 at the north
corner of the site and the other through an existing access easement to the west of Lot 2.
An 18-foot pole sign is proposed at the north entrance of the lot adjacent to State Highway

121. The total required parking for the proposed use is 79 spaces, 79 parking spaces are
provided.
PRESENT ZONING AND USE:
The property is currently zoned “CC”, Community Commercial District and is undeveloped.
HISTORY OF TRACT AND SURROUNDING AREA:
The property was zoned “S-P”, Site Plan prior to the 1984 City-wide Rezoning at which time
the property was rezoned to “CC”, Community Commercial District.
SURROUNDING ZONING AND EXISTING LAND USE:
NORTH: “CC”, Community Commercial District – State Highway 26 and
Grapevine Mills Mall
SOUTH: “CC”, Community Commercial District – Dimassi’s Mediterranean
Buffet and Residence Inn by Mariott DFW Airport North/ Grapevine
EAST: “CC”, Community Commercial District – State Highway 121

AIRPORT IMPACT:
The subject site is located within “Zone B” Middle Zone of Effect as defined on the “Aircraft
Sound Exposure: Dallas/ Fort Worth Regional Airport Environs” Map. In “Zone B”, the
following uses may be considered only if sound treatment is included in the building design:
multifamily apartments, motels, office buildings, movie theatres, restaurant, personal and
business services. Single-family residential and sound sensitive uses such as schools and
churches should avoid this zone. The applicant’s proposal is an appropriate use in this
noise zone.
MASTER PLAN APPLICATION:
Map 2: Land Use Plan of the Comprehensive Master Plan designates the subject property
as a (CO) Commercial land use. This request is compliant with the Master Plan.
THOROUGHFARE PLAN APPLICATION:
The City of Grapevine’s Thoroughfare Plan designates State Highway 26 as a Type A,
Major Arterial with a minimum 100-foot right-of-way and is developed as six lanes with a
median. The City of Grapevine’s Thoroughfare Plan does not designate State Highway 121
as a local thoroughfare with a width determined by TxDOT.

UTILITY LOCATIONS SHOWN, IT SHALL BE THE RESPONSIBILITY OF
THE CONTRACTOR TO VERIFY BOTH HORIZONTALLY AND
VERTICALLY THE LOCATION OF ALL EXISTING UTILITIES AND
UNDERGROUND FACILITIES PRIOR TO CONSTRUCTION, TO TAKE
NECESSARY PRECAUTIONS IN ORDER TO PROTECT ALL FACILITIES
ENCOUNTERED, AND TO NOTIFY THE ENGINEER PROMPTLY OF
ALL CONFLICTS OF THE WORK WITH EXISTING FACILITIES. THE
CONTRACTOR SHALL PRESERVE AND PROTECT ALL EXISTING
UTILITIES FROM DAMAGE DURING CONSTRUCTION. ANY DAMAGE
BY THE CONTRACTOR TO EXISTING UTILITIES SHALL BE REPAIRED
BY THE CONTRACTOR AT HIS EXPENSE.
