Block.- 105,, Lot-. 11 , College Heights Addition, Grapevine, Texas. The following was approved
on this Certificate of Appropriateness. -
1) Renovate the existing 896 sq. ft. house and construct a new two-story addition
as per attached plans with conditions
a. the windows be changed to one -over -one windows;
b. all exterior materials, windows doors and door hardware, light fixtures and
paint colors be approved under a separate Certificate of Appropriateness;
c. a building permit is obtained from the building department.
An approved Cercate of Appropriateness is not an approved Building Permit and a
permit (i) / -is not required. Contact the City of Grapevine's Building Department at
817-410-3165 for fees and information regarding permits.

Certificate of Appropriateness #CA1 6-68 for the property located at 713 East Texas Street,
legally described as Block 105, Lot 11, to the Grapevine Historic Preservation Ordinance 91-
73 (Appendix G — Grapevine Code of Ordinances), as amended for the following items. -
Renovate existing 896 sq. ft., house and construct, a new two-story addition as per
attached plans following the design guidelines established for landmarked property,
with the conditions that Historic Overlay #HL16-08 is approved for the property, a
building permit is obtained from the building department and all exterior materials,
windows, doors and door hardware, light fixtures and paint colors be approved under
a separate Certificate of Appropriateness.
Certificate of Appropriateness application #CA1 6-68, was submitted by the owners Charles
Donofrio and Lawrence France on July 15, 2016 to renovate the existing house and construct
a new two-story addition. The existing house was built for Ona Harrington in 1,947. Plans for
the renovation and new addition to the house were prepared by architect Russell Moran
following Design Guidelines established for landmarked property.
The streetscape view reveals the similarity of building form of the adjoining houses has been
respected. The house features a new one-story wing with a portion that extends to two -
stories to allow for a second floor master suite. The house with the addition contains 2,393
sq. ft. of living area including a great room, kitchen, entertainment room, small office, utility
room, three bedrooms, and three bathsi.
Staff recommends approval of #CA1 6-68 for plans for the renovation and new addition to the
house with the condition that Historic Overlay #HL16-68 is approved for the property, a
building permit is obtained from the building department and all exterior materials, windows,
doors and door hardware, light fixtures and paint colors be staff approved under a separate
Certificate of Appropriateness.
