SUBJECT: DRAINAGE EASEMENT ABANDONMENT — LOT IR, BLOCK A,
TIGUE GRAPEVINE ADDITION
RECOMMENDATION:
City Council consider adopting an ordinance abandoning a portion of a 20 -foot drainage
easement located within Lot 1R, Block A, Tigue Grapevine Addition, and take any
necessary action.
BACKGROUND INFORMATION:
The Minters Chapel Road Project includes connecting the existing enclosed system across
the owner's tract with the new TxDOT box culverts to the south by extending the pipe
system. This completes the enclosed drainage system in the area and eliminates the
need for the open channel across the Lexus site.
The owner of Lot 1 R, Block A, Tigue Grapevine Addition has dedicated a new 20 -foot
drainage easement to encompass the new pipe system in exchange for the abandonment
of the requested portion of a 20 -foot drainage easement on the east side of the property.
Public Works agrees to this abandonment.
Staff recommends approval.

ORDINANCE NO.
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
GRAPEVINE, TEXAS, ABANDONING AND VACATING A
PORTION OF A DRAINAGE EASEMENT IN THE CITY OF
GRAPEVINE, TEXAS AS HEREINAFTER DESCRIBED;
PROVIDING A SEVERABILITY CLAUSE; DECLARING AN
EMERGENCY AND PROVIDING AN EFFECTIVE DATE
WHEREAS, the property owner of Lot 1R, Block A, Tigue Grapevine Addition,
recorded in Cabinet A, Slide 3279, Plat Records of Tarrant County, Texas, the property
containing a portion of a twenty foot drainage easement, more specifically described in
Exhibits "A" and "B" attached hereto and incorporated herein for all purposes, has
requested a portion of the twenty foot drainage easement, as herein after described be
abandoned and vacated; and
WHEREAS, the existing eastern portion of the twenty foot drainage easement,
described in Exhibits "A" and "B" attached hereto and incorporated herein for all purposes,
is not needed for public use and will not be needed in the future for public use.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
GRAPEVINE, TEXAS:
Section 1. That all matters stated in the preamble of this ordinance are true and
correct and are hereby incorporated into the body of this ordinance as if copied in their
entirety.
Section 2. That the eastern portion of the existing twenty foot drainage easement
located within the property described in Exhibits "A" and "B", attached hereto and
incorporated herein for all purposes, is hereby abandoned and vacated for public use and
the same is hereby abandoned and vacated insofar as all public right, title, interest in and
to said eastern portion of the existing twenty foot drainage easement is concerned.
Section 3. That the terms and provisions of this ordinance shall be deemed to be
severable, and that if the validity of any section, subsection, word, sentence or phrase shall
be held to be invalid, it shall not affect the remaining part of this ordinance.
Section 4. The fact that the eastern portion of the existing twenty foot drainage
easement is no longer needed by the public for public usage and would create a hardship
or burden upon the City of Grapevine to keep open and maintain such drainage easement
creates an urgency and an emergency for the immediate preservation of the public health,
safety, and general welfare which requires that this ordinance shall take effect immediately
from and after its passage and it is accordingly so ordained.
PASSED AND APPROVED BY THE CITY COUNCIL OF THE CITY OF
GRAPEVINE, TEXAS on this the 1st day of APRIL, 2003.

BEING a portion of that certain Lot 1R, Block A of Tigue
Grapevine Addition, an addition to the City of Grapevine,
Tarrant County, Texas, according to the plat thereof
recorded in Cabinet A, Slide 3279, Plat Records, Tarrant
County, Texas, and being more particularly described as
follows:
BEGINNING at a point in the east line of said Lot 1R, Block
A of Tigue Grapevine Addition, said point being located N
00'24'35" W, 103.60 feet from a 1/2" iron rod with NDM cap
found for the most northerly southeast corner of said Lot
1R, Block A. Tigue Grapevine Addition;
THENCE departing said east line, S 54'35'25" W, 32.93 feet
to a point for corner, said point being the beginning of a
curve to the right having a central angle of 10'13'04", a
radius of 110.00 feet, a tangent length of 9.83 feet, a
chord bearing of S 59'41'56" W and a chord length of 19.59
feet;
THENCE along said curve to the right an arc length of 19.62
feet to a point for corner, said point being the beginning
of a non—tangent curve to the left having a central angle of
23'09'01", a radius of 117.50 feet, a tangent length of
24.07 feet, a chord bearing of N 78'19'40" W and a chord
length of 47.15 feet;
THENCE along said curve to the left an arc length of 47.48
feet to a point for corner, said point being the beginning
of a non—tangent curve to the left having a central angle of
35'00'00", a radius of 90.00 feet, a tangent length of 28.38
feet, a chord bearing of N 72'05'25" E and a chord length of
54.13 feet;
THENCE along said curve to the left on arc length of 54.98
feet to a point for corner;
THENCE N 54'35'25" E, 46.93 feet to a point for corner in
the east line of said Lot 1R, Block A, Tigue Grapevine
Addition;
THENCE S 00'24'35" E. 24.42 feet with the east line of said
Lot 1R, Block A, Tigue Grapevine Addition to the POINT OF
BEGINNING and containing 0.0322 acres (1,403 square feet) of
land, more or less.
Bearings for this survey are based on the monumented east
