SUBJECT: VERIZON EASEMENT DEDICATION
RECOMMENDATION:
City Council consider approving the City's dedication of an extension to an existing
easement for Verizon's construction of a MESA II DSLAM Cabinet in the northwest
corner of the Fire Station # 4 site, and take any necessary action.
BACKGROUND INFORMATION:
City Council approved the City granting a 32 foot long by 10 foot wide easement to
Verizon on July 16, 2002 to construct a Fiber Fed Switch Box and a Cross Connect
Cabinet.
Those facilities have been installed.
Verizon has now asked the City to extend the 10 foot wide easement an additional eight
feet for a total length of 40 feet. A new DSL cabinet will be installed to provide up to 450
lines for DSL service in the area. The requested easement extension is large enough to
add a second DSL cabinet at some future time if the demand arises.
The facilities installed by Verizon with the initial easement have provided added capacity
and service to the residents and businesses in the area. The additional facilities
proposed with the easement extension will provide further capacity for the area.
Verizon fenced the boundary of the easement with an eight foot high wood fence to
blend with the existing fence along the west property line of the fire station site and
planted shrubbery around the fence to further enhance the area. This fence and
shrubbery will be extended around the additional easement.
Staff recommends approval.

RE: Additional Easement Request — Hughes Road Fire Station #4
" Verizon is requesting an additional 8' x 10' easement to be added to the original 10'
x 32' easement. This site is located on the northwest corner of the property of Fire
Station #4 on Hughes Road.
The additional easement requirement will accommodate the placement of a MESA II
DSLAM Cabinet. The dimensions on the Mesa 11 DSLAM Cabinet are 71.5"h X
44"w X 42"d. This cabinet will provide up to 450 lines for DSL service. The
additional easement is sufficient to support the placement of a second cabinet, if
required for future growth.

Being that portion of Lot 1, Block 1, of the FIRE STATION NO. 4 ADDITION, an addition to
the City of Grapevine, Tarrant County, Texas, as recorded in Cabinet A, Page 1205, of the Plat
Records of Tarrant County, Texas, and also being a portion of the J.R. Doss Survey, Abstract
number 440, Tarrant County, Texas, and being more particularly described by meets and bounds
as follows:
COMMENCEING at a'/2 inch iron rod with cap found for the northwest corner of said Lot 1,
same being on the south line of Hughes Road;
THENCE S 020 2748" E, along the west line of said Lot 1, 10.67 feet to a capped '/z" iron rod
set for the northwest corner of the herein described tract and the POINT OF BEGINNING

unto GTE Southwest incorporated d/b/a Verizon Southwest, its successors and assigns, an easement for
constructing, installing, repairing, maintaining, altering, and removing communication facilities consisting of
telephone equipment cabinets, boxes, batteries, conduits, cables, electrical wires, fixtures and appurtenances,
upon, over, across, and under the following described property to wit.
An easement (10' X 40') being portion of that certain lot, tract or parcel of land situated on the J. R. Doss Survey
No. 243601.01, Abstract No. 440, Tarrant County, Texas, and being the same tract of land as conveyed to the
City of Grapevine, Tarrant County, Texas as recorded in Cabinet A, Page 1205, of the Plat Records of Tarrant
County, Texas.

The Grantor grants to the Grantee the right of ingress over my (our) adjacent lands to or from said right-of-way
for purpose of inspecting, maintaining, constructing, operating and removing its communication facilities and
associated appurtenances, over, under, across and upon the above described property.
TO HAVE AND TO HOLD, all singular, the aforesaid privileges to it, the said GTE Southwest incorporated d/b/a
Verizon Southwest, its successors and assigns forever, together with the right and privilege, at any and all times,
to enter said premises or any part thereof for the purpose of constructing and reconstructing its communication
facilities.
And we do hereby bind ourselves, our legal representatives, to warrant and forever defend, all and singular the
above described easement and rights unto the Grantee, its successors and assigns against every person
