• Please add the adjacent zoning and lot and block designation to the north,

"HC" Highway Commercial District respectively.
• Please label the site plan as Dimensional Control Site Plan.
• Please add a site date table to include the following: lot area, building
coverage, amount of impervious, amount of open space (including the
crushed granite).

Albert,
I stopped by to talk and you were on the phone. Please stop by when you have a chance. We have some comments on
the drainage for the site plan at 315 E. Wall Street. We have talked to these folks before and they are aware of the
issues. The area does not drain. We will need them to coordinate with Kirk Howard in the Drainage division. They need
to grade the parking area to accept off site flows and direct them to a curb or area inlet at the northeast side of the
site. Our drainage department will facilitate the construction of a pipe across the northern neighbor to Northwest Hwy.

This letter is to verify that your Site Plan Review application SP16-14 for property located
at 315 East Wall Street and platted as Lot 1, Block 1, Morrison Addition was approved per
the enclosed site plan on August 17, 2016. Please find enclosed an approved site plan for
your records.
No site plan approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun
within that period, and is thereafter diligently pursued to completion or an occupancy permit
is obtained and a use commenced within that period. Approval of an application does not
authorize any work in conflict with any Codes or Ordinances of the City of Grapevine
Any changes to a site plan approved with a conditional use ora special use can only
be approved by city council through the public hearing process.
