LOT C, BLOCK 15, ORIGINAL TOWN OF GRAPEVINE
(Being a Replat of Lots 1, 2, 9, 10, 11, 12, 16, 29, Block 15,
Original Town of Grapevine)
1. GENERAL:
1 Max Cannon, the applicant, is platting this 2.1787 acre site to renovate the
existing building.
2. The site is currently located at the southeast corner of Main Street and
College Street.
11. STREET SYSTEM:
1 This site has access to Main Street, a Type "D" Minor Arterial and access to
College Street.
111. STORM DRAINAGE SYSTEM:
1 This site drains in a south direction toward Hudgins Road.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1 There is an existing 6 -inch water line in College Street and an existing 12 -
inch water line in Main Street.
2. The water distribution system is adequate to serve the development of this
site.
V. SANITARY SEWER SYSTEM:
1 There is an existing 6 -inch sanitary sewer in the back of the property, which
is the center of the block. The sanitary sewer line runs east toward Dooley
Street.
2. The 6 -inch sanitary sewer collection system is adequate to serve the
development of this site.

VI. MISCELLANEOUS:
There are no Impact Fees in regard to the existing building, but any
additional buildings developed on the site will incur water and wastewater
Impact Fees.
V11. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
There are no utility easements dedicated by this plat.
2. There are no drainage easements dedicated by this plat.
3. The 20 foot corner clip dedicated by this plat is necessary to provide
for the development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. There are no utility easements dedicated by this plat.
2. There are no drainage easements dedicated by this plat.
3. The 20 foot corner clip dedicated by this plat will allow for the
development of the surrounding transportation system.
4. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot C, Block 15,
Original Town of Grapevine."
