PLAT INFORMATION SHEET
PRELIMINARY PLAT
LOTS 1-15, BLOCK 1 AND LOTS 1-8, BLOCK 2, WALKER ESTATES
GENERAL:
1. Mr. Robert Schneeberg, the applicant, is platting this 12.7796 acre site for
the proposed development of a single-family residential subdivision. This
property is located approximately 800 feet north of Hall -Johnson Road on the
west side of Parr Road.
2. The property is currently developed as a single family residence with an
accessory structure (barn).
11. STREET SYSTEM:
1. This site has access to Hall -Johnson Road via Parr Road.
2. The developer will be responsible for constructing the street system internal
to this property.
III. STORM DRAINAGE SYSTEM:
1. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
2. The property is naturally separated into two individual drainage areas. The
front drainage area flows toward Parr Road and the rear drainage area flows
to the storm drainage system in the Greenbriar Estates Subdivision.
IV. WATER SYSTEM:
1. There is an existing 6 -inch water line and a proposed 12 -inch water line (Parr
Road Reconstruction Project) to be located within the Parr Road right-of-way.
2. The developer will be required to extend a looped water line through this
property to provide for the domestic and fire protection needs of this
development.
3. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.
V. SANITARY SEWER SYSTEM:
1. There is an existing 10 -inch sanitary sewer line located within the Parr Road
right-of-way to the east of this property and an existing 8 -inch stubout
provided from the Greenbriar Estates subdivision.
2. The existing sanitary sewer collection system is adequate to serve the needs
of this and future surrounding developments.
VI. MISCELLANEOUS:
1 Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $1,897 per lot.
2. The developer will be responsible for paying his prorata portion of the
upsized drainage system downstream of this property within the Greenbriar
Estates Subdivision.
3. Open Space Fees are due prior to the plans being stamped "Released for
Construction". The current fee is $ 18,561.00 (23 lots x $807.00 per lot).
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The drainage easements dedicated by this plat are necessary to
provide for the conveyance of storm water run-off.
3. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The drainage easements dedicated by this plat will allow for the
conveyance of storm water run-off.
3. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
4. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Preliminary Plat Application of Lots 1-15,
Block 1 and Lots 1-8, Block 2, Walker Estates."
