YV PLAT INFORMATION SHEET
FINAL PLAT
LOT 1, BLOCK 2, WESTPORT BUSINESS PARK
1. Mr. David Gregory, the applicant, is platting this 25.392 acre site for the
development of a warehouse facility. This site is located on the south side of
Westport Parkway at its intersection with Euless -Grapevine Road.
2. The site is currently undeveloped.
3. This site was final platted and approved by City Council on August 18, 1998.
The applicant never submitted mylar copies to the City and the plat was
never filed at the Courthouse.
II. STREET SYSTEM:
1. The site fronts on Westport Parkway and has access to State Highway 360
via Euless -Grapevine Road.
2. Westport Parkway is designated as Type "E" Collectors on the Master
Thoroughfare Plan.
III. STORM DRAINAGE SYSTEM:
1. The engineer for the Westport Business Park has designed the storm
drainage system within the public right-of-way to meet the requirements of
the City of Grapevine's Code of Ordinances.
2. This development will be required to design the on-site storm drainage
system in accordance with the requirements of the City of Grapevine's Code
of Ordinances.
IV. WATER SYSTEM:
1. There is a 12 -inch water line located on the south side of Westport Parkway,
2. The developer will be required to participate with the WebVan development
for the extension of 10 -inch water main.

V. SANITARY SEWER SYSTEM:
There is a 10 inch sewer line located on the south side of Westport Parkway.
2. The proposed sanitary sewer system is adequate to provide service to this
property.
VI. MISCELLANEOUS
1. Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $137,167.58 ($5,402.00 per acre x
25.392 acres).
VII, STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility easements dedicated by this plat are necessary to provide
public and franchised utilities service to this and surrounding
developments.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve
the Statement of Findings and the Final Plat Application of
Lot 1, Block 2, Westport Business Park."
