PLAT INFORMATION SHEET
FINAL PLAT
LOTS 1 -11, BLOCK 1, ROBERTS ROAD ESTATES
1. Mr. Robert Schneeberg, the applicant, is platting this 5.3719 acre site for the
proposed development of a single-family residential subdivision. This
property is located approximately 600 feet south of Hall -Johnson Road on
the east side of Roberts Road.
2. The property is currently developed as two single family residences.
II. STREET SYSTEM:
1. Lots 1-5, Block 1 have access to Roberts Road, a Type "F' Collector Street
on the Thoroughfare Plan and Lots 6-11, Block 1 have access to Fair Oaks
Drive.
2. The developer will be responsible for constructing the street system internal
to this property.
..III. STORM DRAINAGE SYSTEM:
1. The property has drainage which flows out radially from a high point located
on Lot 3, Blockl . The drainage areas flow towards Fair Oaks, Roberts Road,
The Meadows Addition, and High Oaks Estates.
2. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
IV. WATER SYSTEM:
1. There is an existing 6 -inch water line located within the right-of-way of
Roberts Road, and a 6 -inch stubout located within the right-of-way of Fair
Oaks Drive.
2. The developer will be required to extend a looped water line through this
property to provide for the domestic and fire protection needs of this
development.
3. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.

V. SANITARY SEWER SYSTEM:
1. There is an existing 6 -inch sewer line located within the right-of-way of Roberts
Road, and a 6 -inch stubout located within the right-of-way of Fair Oaks Drive.
2. The existing sanitary sewer collection system is adequate to serve the needs of
this and future surrounding developments.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $1,897 per lot.
2. The Open Space Fee required for this subdivision will be $12,231.00 (6 lots
x $1,146.00 per lot plus 5 lots x $1,071.00 per lot).
3. The Peripheral Street Fee for Roberts Road, a Type F collector street, is
$109,371.42 (724.41 L.F. x $150.98 per L.F.). The Peripheral Street Fee is
due prior to the final acceptance of the subdivision construction and/or
release of building permits.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:

1 The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
