PLAT INFORMATION SHEET
FINAL PLAT
LOT 1, BLOCK 1, BELMONT WOODS
GENERAL:
1. Mr. John Nedderman and Mrs. Barbara Nedderman, the applicants, are
platting this 2.760 acre site for one single-family residential lot, known as
Belmont Woods. This property is located north of Hall -Johnson and one-
quarter mile east of William D. Tate.
2. The property is currently undeveloped land.
11. STREET SYSTEM:
1. This site has access to Hall -Johnson Road, a Type "C" Minor Arterial on the
Thoroughfare Plan.
2. Code prohibits single family access to Hall -Johnson Road, however the only
point of access for this tract of land is Hall -Johnson Road.
111. STORM DRAINAGE SYSTEM•
1. A portion of the property is located within the City's 100 -year ultimate
floodplain. This portion has been dedicated as a drainage easement.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances,
IV. WATER SYSTEM:
1. There is an existing 12 -inch water line bordering the south side of the
property along Hall -Johnson Road.
2. The existing water distribution system is adequate to serve the development
of this site.
V. SANITARY SEWER SYSTEM:
1. There is an existing 15 -inch sewer line located along the west side and an
18 -inch sewer line located on the north side of the property along the
Saybrooke Addition boundary.
2. The existing sanitary sewer collection system is adequate to serve the needs
of this site and surrounding developments.

VI. MISCELLANEOUS:
1 Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $1,897 per lot.
2. The Open Space Fee required for this subdivision will be $1,146.00 (1 lot x
$1,146.00 per lot).
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1 The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The drainage easements dedicated by this plat will allow for the
conveyance of storm water run-off.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:

2. The drainage easements dedicated by this plat will allow for the

3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
I The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 1, Block 1,
Belmont Woods."
