LOTS 1-18, BLOCK 1, LOTS 1-22, BLOCK 2, MEADOW PARK
1. Mr. Cary Clarke, the applicant, is platting this 8.580 acre site for the proposed
development of a single—family residential subdivision. This property is
located on the northeast corner of Glade Road and Baze Road.
2. The property is currently undeveloped land.
II. STREET SYSTEM:
1. This site has access to Glade Road, a Type "B" Major Arterial and Baze
Road, a Type "C" Minor Arterial on the Thoroughfare Plan.
2. Glade Road is currently an unimproved two-lane roadway. The bond issue
of December 1998 included funds to improve Glade Road per the
Thoroughfare Plan. Baze Road was improved according to the
Thoroughfare Plan in the mid -1980's.
3. The centerline of the Glade Road right-of-way is also the city limit boundary
between Euless and Grapevine.
III. STORM DRAINAGE SYSTEM:
1. This site drains south towards Glade Road.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. There is an existing 10 -inch water line along the south side of the property
on Glade Road.
2. An 8 -inch water line will be constructed along Wildflower Trail, Sun Meadow
Drive, and Brook Meadow Court. An 8 -inch water line will also be
constructed on the west side of the property along Baze Road.
3. The existing and proposed water distribution system is adequate to serve the
domestic and fire protection needs of this and future surrounding
developments.

V. SANITARY SEWER SYSTEM:
1. There is an existing 12 -inch sewer main that flows east along Glade Road.
2. A 6 -inch sewer line will be constructed along Wildflower Trail, Sun Meadow
Drive, and Brook Meadow Court.
3. The existing and proposed sanitary sewer distribution system is adequate to
serve the domestic needs of this and future surrounding developments.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $1,897 per lot.
2. The Open Space Fee required for this subdivision will be $56,640.00 (40 lots
x $1,416.00 per lot).
3. Peripheral Street Fees for Master Thoroughfare improvements for Glade
Road, a Type "B" Major Arterial, is presently $108,128.25 ($178.35/L.F. x
606.27 ft.). Peripheral Street Fees are due prior to Final Acceptance or the
Release for Construction.
4. The Street Sign Fee for the subdivision is $220 (4 intersections x $55 per
intersection). The Street Sign Fee is due prior to the final acceptance of the
public improvements by the City.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. There are no drainage easements dedicated by this plat.
3. The 15 foot corner clips and sight distance easements dedicated by
this plat are necessary to provide for the development of the
surrounding transportation system.

B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. There are no drainage easements dedicated by this plat.
3. The 15 foot corner clips and sight distance easements dedicated by
this plat will allow for the development of the surrounding
transportation system.
4. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission)
approve the Statement of Findings and the Final Plat Application of
Lots 1-18, Block 1, and Lots 1-22, Block 2, Meadow Park."
