FINAL PLAT
LOT 2, BLOCK 1, VETTE ADDITION
I. GENERAL:
Mr. Christopher Jones, the applicant, is platting this 8.489 acre site for a car
dealership. This property is located east of the State Highway 121 frontage
road and west of Stone Myers Parkway on the north side of Prospect
Parkway (Old Arlington -Grapevine Road).
2. The site is currently undeveloped.
II. STREET SYSTEM:
1. This site has access to State Highway 121, future extensions of Stone Myers
Parkway and Prospect Parkway (Old Arlington -Grapevine Road).
2. The City with Developer participation from Smith, Stone Myers and 114
Partners will construct all of Prospect Parkway.
III. STORM DRAINAGE SYSTEM:
This site drains in a southeasterly direction toward the future Prospect
Parkway and Stone Myers Parkway intersection.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
There is an existing 12 inch water line located at the Stone -Myers Parkway
and Westport Parkway intersection. Extension of a 12 -inch main is
underway and will extend west along the south right-of-way of Prospect
Parkway to the State Highway 121 Frontage Road,
2. The developer is proposing to extend a 10 inch water line parallel to the State
Highway 121 frontage road which will connect with Lot 1, Block 1(Vette
Museum) and looping back to Stone Myers Parkway with that project.
3. The developer will be required to construct a public water distribution system
necessary to meet domestic and fire protection needs of this development.
4. The extension of the 10 inch water distribution system to the site is adequate
to serve the domestic and fire protection needs of this site and future
surrounding developments.

V. SANITARY SEWER SYSTEM:
1. There is an existing 20 -inch sewer main that flows north to south and follows
the existing Old Arlington -Grapevine Road on the east (future Stone Myers
Parkway) and south (future Prospect Parkway) border of the property.
2. The existing sanitary sewer collection system is adequate to serve the needs
of this site and future surrounding developments.
VI. MISCELLANEOUS:
Water and Wastewater Impact Fees are due prior to the release of Building
Permits. The current fee is $45,857.58 ($5,402.00 per acre x 8.489 acres).
2. The developer will be responsible for funding their share of Prospect
Parkway prior to the release of Building Permits.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The drainage easements dedicated by this plat are necessary to
provide for the conveyance of storm water run-off.
3. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The drainage easements dedicated by this plat will allow for the
conveyance of storm water run-off.
3. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
4. All of the dedications benefit the development to at least the extent of
the impact of such on the development.

VIII. RECOMMENDATION
1. The members of the Cit Council cil and The Planning &Zoning Commission
consider the following motion:
Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 2, Block 1, Vette
Addition."
