PLAT INFORMATION SHEET
FINAL PLAT
LOT 1 R, BLOCK 1, JACKSON ADDITION
(BEING A REPLAT OF LOT 1, BLOCK 1, JACKSON ADDITION AND A 1.96 ACRE
PORTION OF LOT 1, BLOCK 1, MILLS RUN ADDITION)
1. Carson-Salcedo-McWilliams, Inc., the applicant, is replatting this multi -family
apartment complex site to add land for a park.
2. This site is located on the west side of FM 2499, approximately 1200' north
of Grapevine Mills Boulevard North. Denton Creek runs along the north side
of this site.
II. STREET SYSTEM:
1. This apartment complex has access to FM 2499 to the east. There is an
existing median cut available.
2. FM 2499 is a six lane, divided street within a variable width right-of-way.
3. This apartment complex is Phase III of the Mills Run development north of
the Grapevine Mills Mall. Phase I (Cross Creek Apartments) is being
replatted, too. This is not a submittal for Phase II (adjacent property south
of Phase III) at this time.
III. STORM DRAINAGE SYSTEM:
1. The site drains north to Denton Creek.
2. There is an on site private storm drain system to convey the drainage from
the development to Denton Creek. The developer extended a public storm
drain lines to the adjacent property to the south.
IV. WATER SYSTEM:
1. There is an existing 16" water line along the west side of FM 2499 near the
southeast corner of this site that runs from Grapevine Mills Boulevard North
to this property and then east toward DIFW Trade Center. In addition, there
is a 12" water line which runs north along the frontage of this property to
Denton Creek.
2. A master metered private 8" water distribution system ties in to both the
existing 16" water line and the 12" water line. This water system serves the
buildings within this development. The fire hydrants and fire hydrant leads
along this water line are maintained by the City and are located within utility
easements.
3. The existing water systems are adequate to serve the development of this
site.
V. SANITARY SEWER SYSTEM:
An existing 12" /15" sanitary sewer line running west to east across this site
was relocated at the developer's expense during the construction of this site.
2. There is an on site sanitary sewer collection system to serve the buildings in
this complex. There is a stub out to the adjacent property to the south.
3. The existing sanitary sewer systems are adequate to serve the sanitary
sewer needs of this apartment complex.
VI. MISCELLANEOUS:
This site participated in the H/A Grapevine Master Utilities Project and is
therefore exempt from the Water and Wastewater Impact Fee.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility, drainage, and access easements dedicated by this plat are
necessary to provide for public and franchised utilities, storm
drainage, and internal access necessary to serve the development of
this site.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
1. The utility, drainage, and access easements dedicated by this plat are
in accordance with the City of Grapevine Code of Ordinances
concerning utilities, storm drainage, and internal access.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:

Statement of Findings and the Final Plat Application of Lot 1R, Block 1,
Jackson Addition."
