PLAT INFORMATION SHEET
FINAL PLAT
LOT 1, BLOCK 1, ROCKBRIDGE ADDITION
I. GENERAL:
1. Mr. Daniel Goodwin, the applicant, is platting this 5.217 acre site for the
proposed development of a single-family residence. This property is located
east of Heritage Avenue, west of Los Robles Drive, directly south of the
Heatherwilde Addition and north of the Memorial Baptist Church Addition.
2. The property is currently undeveloped.
II. STREET SYSTEM:
1. Lot 1, Block 1 has access from Los Robles Drive.
2. The existing street system is adequate for the access requirements to the
property.
III. STORM DRAINAGE SYSTEM:
1. The property drains to the south side of the property.
2. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
IV. WATER SYSTEM:
1. There is an existing 2 -inch water line located within the right-of-way of Los
Robles Drive.
2. There is a future 12 -inch water line planned within the Memorial Baptist
Church Addition utility easement located approximately 25 feet to the south
of the property.
3. The developer is planning to replace the existing 2 -inch water line with a 6 -
inch water line and provide service to the property. The 6 -inch service line
will connect to the future 12 -inch water line located on the Memorial Baptist
Church property.
4. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.

V. SANITARY SEWER -SYSTEM.
1. There is an existing 15 -inch sewer line located within the 12 -foot dedicated
sanitary sewer easement, which runs across the property.
2. The existing sanitary sewer collection system is adequate to serve the needs of
this and future surrounding developments.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $1,897 per lot.
2. The Open Space Fee required for this subdivision will be $807.00 (1 lot x
$807.00 per lot).
V11. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat will allow for public and
franchised utility to service this development and surrounding sites.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.

VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 1, Block 1,
Rockbridge Addition."
