PLAT INFORMATION SHEET
FINAL PLAT
LOT 3, BLOCK 2, WESTPORT BUSINESS PARK
1. Mr. Dirk Kappel, the applicant, is platting this 15.385 acre site for the
proposed development of a light industrial business park. This property is
located along Westport Parkway.
2. The property is currently undeveloped.
II. STREET SYSTEM:
1. Lot 3, Block 2 has access to Westport Parkway, a Type "E" Collector Street
on the Thoroughfare Plan.
III. STORM DRAINAGE SYSTEM:
1. The property drains to the south and west. The drainage areas flow towards
proposed 18" storm drains located on the south and west sides of the
property.
2. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
IV. WATER SYSTEM:
1. The Developer will participate with adjacent property owners in the offsite
extension of a 10" water line from the end of Westport Parkway to State
Highway 360.
2. There is an existing 12 -inch water line located within the right-of-way of
Westport Parkway.
3. The developer will be required to extend a looped water line through this
property to provide for the domestic and fire protection needs of this
development.
4. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.

V. SANITARY SEWER SYSTEM:
1. There is an existing 10 -inch sewer line located within the right-of-way of
Westport Parkway.
2. The existing sanitary sewer collection system is adequate to serve the needs of
this and future surrounding developments.
V1. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $5,402.00 per acre.
V11. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1 The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 3, Block 2,
Westport Business Park."
