I. GENERAL:
1. Mr. Abdul Pirani, the applicant, is platting this 0.507 acre site for a conditional
use permit to allow for a 20' pole sign on the northeast comer of the property.
This property is located at the southwest corner of the intersection of
Northwest Highway and Dooley Street.
2. The property is currently developed with a gas station and convenience
store.
II. STREET SYSTEM:
1. Lot 2, Block 2 has access from Northwest Highway and Dooley Street.
2. The existing street system is adequate for the access requirements to the
property.
y, u, III. STORM DRAINAGE SYSTEM:
1. The existing storm drainage system is adequate to serve the needs of this
and future surrounding developments.
IV. WATER SYSTEM:
1. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.
V. SANITARY SEWER SYSTEM:
1. The existing sanitary sewer collection system is adequate to serve the needs
of this and future surrounding developments.
VI. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:

The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat will allow for public and
franchised utility to service this development and surrounding sites.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
V11. RECOMMENDATION,
The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 2, Block 2, A. F.
Leonard Addition."
