Each sheet of the revised submittal shall be drawn and sealed by a registered surveyor, architect, landscape architect or registered engineer. 2. In the bottom right hand corner of each sheet, include a title block giving the following information: Case Number: SP01 -21 Case Name: CMPA Office Building Phase II Case Address: 1450 Hughes Road Lot / Block, Addition: Lot 1, Block 1, CMPA Office Sheet _ of _ 3. The Vicinity Map box is blank. Please provide on the resubmittal. 4. Please note the case number is SP01 -21. 5. The attached Platting Verification must be signed by the Public Works department and submitted along with a filed copy of the current final plat to the Planning Department with your site plan resubmittal. Verify with Public Works that no replat is required or proposed. 6. Please provide the directional bearings along the property lines to verify with final plat. 7. Using a different line style and proper labeling, clarify on the site plan that the phase line is not a proposed lot line. 8. The 10' utility easement along the western property line is not shown on the recorded final plat. Please remove if incorrect OR provide the recording information if filed by separate instrument. 9. Please show and label the TXU electric easement adjacent to the western property line. 10. How will water, sanitary sewer and drainage be handled on the site? What additional easements are proposed /required? This information (i.e. size and location of existing /proposed lines, utility easements, drainage facilities, etc) shall be shown on the site plan. The public works department is requiring that all water, sewer, drainage and grading plans for the proposed Phase 2 be submitted for review prior to approval of the site plan. Please contact Public Works for their requirements. O: /ZCU /S P01 -21.1 11. Place the complete request (e.g. SP01-21 is a request for approval of a 3-story office building located at 1450 Hughes Road) on the revised site plan. 12.The Site Data Table does not reflect the correct requirements. Please note that by using the Standard Development option in the "'PCD" Planned Commerce Development district, the following "'CC" Community Commercial district requirements will apply: • Minimum Lot Size = 30,000 sq ft (incorrect on site plan) • Minimum Open Space = 30% (incorrect on site plan, see #13 below) • Maximum Building Coverage = 60% • Maximum Impervious Surface = 80% (notshown on site plan) • Minimum Lot Width = 120' (incorrect on site plan) • Minimum Lot Depth = 120' (incorrect on site plan) • Minimum Front yard = 25' • Minimum Side yards = 20' (incorrect on site plan) • Minimum Rear yard = 25' • Maximum height = 50' 13. Section 25.D.1 of the zoning ordinance requires that whenever the C-C Community Commercial District is utilized for hotel-motel, office or hospital use, the minimum open space shall be increased to thirty (30) percent of the total lot area. 14. Using the parking requirement of 5 spaces + 1 space per 300 s.f. of gross floor area, the 46,800 s.f. office building requires a total of 161 spaces. An additional five (5) parking spaces are required for Phase 2. 15.The information provided for the existing Phase 1 development does not match the most recently approved site plan for Phase 1, particularly the building area and number of stories. Please see attached the Site Data Table for the Phase 1 site plan approved on April 17, 1997. Provide the 'as-built' calculations on the resubmittal. 16. Please designate on the site plan which parking spaces are handicapped accessible. 17. Place the following notes on the site plan: • All requirements of Section 36, PCD Planned Commerce Development District shall be met. ("Second sentence of Note Ynee& to be anew note) • All clumpsters shall be screened in accordance with Section 50.6.3. Section 50.6.3. requires all solid refuse clumpsters to be visually screened by solid wood fence or wall one foot above the refuse clumpster not to exceed 8 feet in height on all sides (Except the side used for garbage pickup). Such sides shall not be required to be screened unless the service side of the refuse storage area is visible from a 0:/ZCU/SP01-21.1 2 residentially zoned district. • All parking for disabled persons shall be designated according to Chapter 23, Section 23.6 through 24.69 of the Grapevine Code of Ordinances shall be met. This designation is the blue handicapped sign requirement. • A typical parking space dimension is 9 x 18 feet. • The minimum driving lane widths in all private parking lots for 90- degree parking is a minimum of 25 feet. • All public utilities shall be placed underground. 18. Note on the site plan any drainage features including drainage easements. 19. Please indicate on the site plan that the minimum radius for all driveway entrances is 20 feet. 20. Please delineate the fire lane for Phase 1 & 2 with a slight shading. 21. How will Phase 2 connect to future adjacent developments to the East and West? Internal cross access is required in accordance with Section 58.0, however, you may request and note on your site plan that you are requesting not to provide internal cross access to adjacent developments. If you choose to request a waiver to this requirement, please indicate your reasons for this request on your site plan. 22. Dimension the distance between the building and the nearest property line, measured perpendicular to the property line. 23. Dimension the distance between the two buildings. 24.The locations of all on -site mechanical equipment must be shown on the site plan. Please note that mechanical equipment over five horsepower must be located a minimum of 120 feet from the closest residential district. Please note that all mechanical equipment, regardless of horsepower, is prohibited from being located within the required or established front yard. 25. Please note on the site plan the proposed pavement material. All required off street parking and loading and drives, vehicle (autos, trucks, trailers, boats, etc.) sales, display areas and outside storage areas in all districts shall be paved to a minimum standard equivalent to 4 inch concrete slab with 6 inches x 6 inches by 6 gage mesh wire or a 2 inch hot mix asphaltic concrete over 6 inch crushed rock base. 26. Please show the vehicle stopping devices in the parking spaces where required. All 0: /ZGU(SP01 -21.1 3 parking, loading spaces, and vehicle sales areas on private property shall have a vehicle stopping devise installed so as to prevent parking of motor vehicles in any required landscaped areas, to prevent any parked vehicle from overhanging any public right of way line or any sidewalk. An over wide sidewalk on private property may be permitted so as to allow encroachment of vehicle overhang while maintaining an unobstructed three foot minimum sidewalk width. This requirement shall apply only where spaces are adjacent to the walks, right of way, and landscaping. 27. Show locations of outdoor lighting, i.e. poles and wall packs on the site plan. Landscape Plan & Irrigation Plan 28. Landscaping in excess of the required minimum open that is located in the rear yard of the site shall not be used to meet the minimum open space requirements for the site. The minimum open space requirement for this site is 30 %. 29. Please revise the site plan and landscape plan to correctly landscape the off street parking areas. Section 53 requires that all off street parking areas provide planter islands at the ends of all rows of parking and one every 12 spaces. A planter island is required between parking spaces 82 and 97 to meet this requirement. A tree is required in each of the planter islands. 30. Landscape islands located at the terminus of each row of parking must contain a tree. There are several planter islands without trees. Pease place trees in all landscape islands. 31.A heavy amount of existing vegetation is located on the site. Please indicate on the landscape plan any existing trees located in proposed open space areas and distinguish which are to be saved. If you are not proposing to save any of the existing trees that are located in open space areas, you are required to replace these trees inch for inch. 32.Thirty -four (34) trees are required and shown on the table as being provided for perimeter landscaping. However, only twenty -eight (28) are shown on the plan. Please provide at least six (6) more perimeter trees on the landscape plan. 33.Where are the ten (10) 3" Burr Oaks located? 34.A plant list should be provided on the landscape plan delineating the types, numbers diameters, etc. of all existing and proposed landscaping on the site. Building Elevations & Signa a Plan 35. Please provide basic dimensions (overall height, width, etc) on building elevations. 0: /ZCU /SP01 -21.1 4 36. Please include elevations of any proposed signage. The elevations should include dimensions of height, width, depth and total square footage. Please note that the sign regulations do not allow flashing signs, rotating or moving signs, animated signs, signs with moving lights, or signs which create the illusion of movements shall be permitted. A sign on which the current time and/ or temperature as indicated by intermittent lighting shall not be deemed to be a flashing sign if the lighting changes are limited to numerals indicating the time temperature or message and do not change more frequently than every 15 seconds. 37. Please note on each elevation sheet that all the sign regulations of Section 60 shall be met. Please note that 25% of each wall may contain a wall sign. 38.If any signage is proposed for this site other than wall signs, the proposed location should be shown on the site plan. Existing signage (from Phase 1) should be labeled on the site plan as well. Off -site signage is NOT allowed. Photometric (Lighting) Plan 39. Please note the height of the proposed external light poles. Section 55.5a of the zoning ordinance requires that light fixtures shall be mounted no higher than the highest point of the primary structure of the property. In no case shall light poles be greater than 30 feet in height. 40. Provide on the lighting plan detailed elevations of the proposed fixtures. All lighting sources shall be provided with full - cutoff shielding with opaque tops and reflectors. 41.AI1 property lines adjacent to non - residential districts and streets shall have a maximum light level of 3.0 footcandles measured at ground level. Resubmittal Instructions 42. Create a signature block on each sheet of the revised submittal. See the attached example. Please ensure that the signature block conforms to the minimum dimensions of 3" by 4" and the appropriate blanks are filled in, i.e. case name, case number, etc. The above comments must be reflected in the revised submittal. Please submit the revised documents to the Department of Development Services at 200 South Main Street.
