LOT 1, BLOCK 1, BUTCH VAN HOPPER ADDITION
1. Carson-Salcedo-McWilliams, Inc., the applicant, is platting this site for the
construction of a multi -family apartment complex.
2. This site is located north of the Grapevine Mills Mall between Grapevine Mills
Boulevard North and Denton Creek.
If. STREET SYSTEM:
1. This site is located 310 feet north of the intersection of Grapevine Mills
Boulevard North and Grapevine Mills Parkway (FM 2499). This apartment
complex currently has access to Grapevine Mills Parkway (FM 2499).
2. No additional right-of-way is required for the street adjacent to this site.
Ill. STORM DRAINAGE SYSTEM:
�1. The site currently drains north to Denton Creek.
2. An on site storm drain system conveys the drainage from the development
to Denton Creek.
3. The on-site storm drainage system will be designed in accordance with the
requirements of the City of Grapevine's Code of Ordinances.
IV. WATER SYSTEM:
1. There is an existing 16" water line along the west side of Grapevine Mills
Parkway.
2. An on site water system consists of 8" water lines which serve the buildings
in this complex.
3. The on site water system is adequate to serve the domestic and fire
protection needs of this development.
V. SANITARY SEWER SYSTEM:
1. There is an existing sanitary sewer manhole located at the northeast
corner of the site, which connects to an existing 8" sanitary sewer line.

2. An on site sanitary sewer collection system consists of 8" sanitary sewer lines
which serve the buildings in this complex.
3. The on site sanitary sewer system is adequate to serve the sanitary sewer
needs of this apartment complex.
VI. STATEMENT OF FINDINGS:
A. The City has determined that the utility and drainage easements required to
be dedicated for utilities and drainage and other municipal needs and
services are consistent with the City's ordinances and master plan, are
reasonable and are connected to the proposed project in the following
manner:
The utility easements dedicated by this plat are necessary to provide
a utility network to serve the development of this site and adjacent
properties.
2. The on site storm drain easement is necessary to convey drainage
from upstream properties through this site in accordance with the City
of Grapevine Code of Ordinances.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
The utility easements dedicated by this plat are consistent with the
City's policy of easement dedication for public and franchised utilities
for this site and adjacent development.
2. The on site storm drain easement is in accordance with the Master
Drainage Plan and the City of Grapevine Code of Ordinances.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Preliminary Plat Application of Lot 1, Block 1,
Butch Van Hopper Addition."
