PLAT INFORMATION SHEET
FINAL PLAT
LOTS 1-32 AND TRACT A, BLOCK 1, LOTS 1-35, BLOCK 2, AND LOTS 1-12 AND
TRACT A, BLOCK 3, LAKEVIEW ESTATES
1. Chris Blevins of PBS & J Engineers, the applicant, is platting this 22.868 acre
site for the proposed development of a single-family residential subdivision.
This property is located in northwest Grapevine, north of Dove Road and
east of Lonesome Dove Road,
2. The property is currently a mobile home park.
II. STREET SYSTEM:
1. This site has access to Burney Lane and Gravel Road, two rural roadway
sections, which connect to Lonesome Dove Road.
2. The developer is proposing a street connection to Burney Lane and to Gravel
Road with an internal street system to provide access to the proposed lots.
III. STORM DRAINAGE SYSTEM:
1. This site drains in an easterly direction across the Ranch of Lonesome Dove
and ultimately to Lake Grapevine.
2. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
IV. WATER SYSTEM:
1. The developer will be required to extend a looped water line through this
property to provide for domestic and fire protection needs of this
development.
1. The City and land developers in this area are jointly undertaking the
construction of a water distribution system in the northwest area of the City
to serve the prospective developments and the City's planned improvements
to Meadowmere Park. Bids for the northwest water and sewer project were
opened on December 4th, 2001, and are scheduled for City Council action on
January 15th, 2002.

V. SANITARY SEWER SYSTEM:
The developer will participate in an area sanitary sewer system that will serve
the Northwest segment of town.
2. The City and land developers in this area are jointly undertaking the
construction of a sanitary sewer distribution system in the northwest area of
the City to serve the prospective developments and the City's planned
improvements to Meadowmere Park, Bids for the northwest water and sewer
project were opened on December 4', 2001, and are scheduled for City
Council action on January 15', 2002.
VI. MISCELLANEOUS:
Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $1,897 per lot.
2. During the Open Space Committee meeting held on September 18, 2001, the
Committee unanimously approved the requirement of the payment of cash
in lieu of open space dedication to the City. The Open Space Fee required
for this subdivision will be $90,534.00 (79 lots x $1,146.00).
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way and easements required to be
dedicated for streets, utilities, drainage and other municipal needs and
services are consistent with the City's ordinances and master plan, are
reasonable and are connected to the proposed project in the following
manner:
The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The drainage easements dedicated by this plat are necessary to
provide for the conveyance of storm water run-off.
3. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
