LOT 1, BLOCK A, J. JONES ADDITION
1. Mr. Richard Pemberton, the owner, is platting this 0.19 acre site for the
proposed development of a single-family residential subdivision. This
property is located at the northwest intersection of Turner Road and Dooley
Street.
2. The property exists as undeveloped land.
II. STREET SYSTEM:
1. This site has access to Turner Road.
2. The developer is dedicating an access easement along Dooley Street.

1. There is a 78" RCP storm drain line located within the right-of-way of Dooley
Street and an 18" RCP storm drain lateral with curb inlet located within the
Turner Road right-of-way along the property frontage.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. A 6- inch water line is located on the north side of Turner Road.
2. The developer will be required to design for on site water service
requirements in accordance with the City of Grapevine Code of Ordinances.
3. The existing water distribution system is adequate to serve the development
of this site.
V. SANITARY SEWER SYSTEM:
1. A 6- inch sanitary sewer line is located on the south side of Turner Road, and
an 8 -inch sewer line is located on the west side of Dooley Street.
2. The developer will be required to design for on site sanitary sewer service
requirements in accordance with the City of Grapevine Code of Ordinances.

VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the release of Building
Permits. The current fee is $1,897.00 per lot.
2. Open Space Fees are due in the amount of $1,416.00 (1 lot x $1,416.00).
VII. STATEMENT OF FINDINGS:
A. The City has determined that the easements required to be dedicated for
streets, utilities, and other municipal needs and services are consistent with
the City's ordinances and master plan, are reasonable and are connected to
the proposed project in the following manner:
The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The access easements dedicated by this plat are necessary to
provide for public access to the development.
3. The drainage easements dedicated by this plat are necessary to
provide for the conveyance of storm water run-off for future use.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The access easements dedicated will allow for the public access to
the development.
3. The drainage easements dedicated by this plat will allow for the
conveyance of storm water run-off for future use.
4. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and Final Plat Application of Lot 1, Block A, J. Jones
Addition."

hereby reserved far the mutual use and accommodation of all public utilities using, or desiring
to use some. Any City or franchised utility shall hove the full right to remove and keep removed
oil or parts of any fence% trees, shrubs, or other construction, maintenance, or efficiency of its
'respective system an the easements and all City or franchised utilities shall at all times have
the full right of Ingress and egress to and from and upon sold oaeemants for the purpose of
constructing, reconstruction, Inspecting, patrolling, maintaining, and adding to or removing all or
