PLAT INFORMATION SHEET
PRELIMINARY PLAT
49 LOTS 1-3, BLOCK A, PEMBERTON ADDITION
1. Mr. Richard Pemberton, the owner, is platting this 0.45 acre site for the
proposed development of a single-family residential subdivision. This
property is located at the southwest corner of the Jones Street and Turner
Road intersection.
2. The property existed with two single-family homes; however, the homes have
been removed and the property currently exists as undeveloped land.
STREET SYSTEM:
1. This site has access to Jones Street and Turner Road.
2. The developer is dedicating right-of-way along Turner Road and easements
along Jones Street for pedestrian access.
III. STORM DRAINAGE SYSTEM:
This site drains to the northeast, towards Turner Road.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. There is an existing 6 -inch water line located within the right-of-way of Turner
Road along the north frontage of the property and an 8 -inch water line
located within the right-of-way of Jones Street along the east frontage of the
property.
2. The on site water system is adequate to serve the domestic and fire
protection needs of this development.
V. SANITARY SEWER SYSTEM:
1. There is an existing 6 -inch sanitary sewer line, which traverses the property.
A portion of this sewer line will be abandoned during construction and
rerouted to serve the sanitary sewer needs of the development.

2. The developer will be required to design for on site sanitary sewer needs in
accordance with the City of Grapevine Code of Ordinances.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the release of Building
Permits. The current fee is $1,897.00 per lot.
2. Open Space Fees are due in the amount of $1,416.00 (1 lot x $1,416.00 with
2 previously existing homes).
VII. STATEMENT OF, FINDINGS:
A. The City has determined that the easements and right-of-way required to be
dedicated for streets, utilities, drainage, and other municipal needs and
services are consistent with the City's ordinances and master plan, are
reasonable and are connected to the proposed project in the following
manner:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The drainage easements dedicated by this plat are necessary to
provide for the conveyance of storm water run-off for future use.
3. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The drainage easements dedicated by this plat will allow for the
conveyance of storm water run-off for future use.
3. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.

VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and Preliminary Plat Application of Lots 1-3, Block A,
Pemberton Addition."
