Mayor & City Council PLANNING Planning and Zoning Commission City of Grapevine Re: Eckerd Drugs #2551 Application for Rezoning Dear Honorable Mayor and Council Members: Please accept this Letter of Intent in connection with the Application for Rezoning submitted by Eckerd Drugs #2551, located at 2105 West Northwest Highway in Grapevine, Texas. Eckerd Drugs is a retail drugstore that sells prescription medications and sundries. The purpose for the Application for Rezoning is to be permitted to sell package beer and wine for off premises consumption. Eckerd Drugs #2551 has been a responsible corporate member of the Grapevine community since 1984. The store relocated to its present location in 1998. To meet the needs and expectations of today's shoppers with busy lifestyles, Eckerd desires to offer its customers"',one stop shopping" for their convenience. Neighboring retailers already sell beer and wine for off premises consumption at their stores. Therefore, granting Eckerd's Application will not change the face of the neighborhood in any way. Rather, it will simply allow Eckerd to be competitive with surrounding retailers and to better serve its customers. Eckerd is committed to strict compliance with the law in the sale of alcoholic beverages. To that end, we have developed a sales training program for store associates, the Tobacco and Alcohol Sales Program ("TASK"}, which contains both written materials and a video training tape. This training is completed by new store associates as part of their initial orientation before they work on a cash register. If our Application for Rezoning is granted, we will sell beer and wine responsibly. Sincerely, Mary M. CoPYr9X1 2001 Etn Ueagn txawp - Filename: G ITEM 0 7, TO: HONORABLE MAYOR, CITY COUNCIL MEMBERS AND THE PLANNING AND ZONING COMMISSION FROM: ROGER NELSON, CITY MANAGER H.T. HARDY, DIRECTOR OF DEVELOPMENT SERVICE DATE: JANUARY 15, 2002 SUBJECT: CASE NO. Z01-19 and CU01-71, WAL-MART SUPERCENTER RECOMMENDATION Staff recommends the Planning and Zoning Commission and the City Council consider the attached revisions to the site plan for Case No. Z01-19 and Case No. CU01-71 and take any action necessary. BACKGROUND INFORMATION The applicant for the above referenced cases has submitted a revised site plan that incorporates the following changes: 1. The number of parking spaces on the Wal-Mart site have increased from a total of 855 spaces to 954 spaces and the number of parking spaces on the Sam's Club site have increased from 706 spaces to 749 spaces for a total of 1,703 spaces in the entire planned commercial center. 2. The total open space for the site has decreased slightly as a result of the increase in parking spaces, however 23.6% of the site is open space, well above the minimum requirement of 20%. The open space for the Wal-Mart site has decreased from a total of 5.98 acres to 5.63 acres for the site. The Sam's Club site has increased from a total of 3.89 acres to 4.03 acres for the site. The increase on the Sam's Club site is due to the addition of twelve parking islands with the additional parking. 3. The sign plan for the planned commercial center has also been revised. The applicant is proposing a total of four pole signs for this site — • A 30-foot "Supercenter" sign with a cabinet width of twenty-feet has been moved to the right-in/right-out drive along State Highway 26/Ira E. Woods Avenue; • An elevation of the twenty-foot "Tire and Lube Express" directional sign has been provided; • A 24-foot "Sam's Club" sign will be located at the main entrance on Highway 26/Ira E. Woods Avenue; and • A 40-foot combination sign will be located along State Highway 114. oAzcU\memo.Z01-19 1 OFROPOM 83aR3 N0.u's4"5-00 CLUB . GRASS s". 16e,2a1 L. W. .. F.F.E. 667.00' a\, .
