PLAT INFORMATION SHEET
FINAL PLAT
LOT 1, BLOCK 1, ALAMO ADDITION
1. Mr. Tony Bates, the applicant, is platting this 0.992 acre site for renovation
of an office building. This property is located west of Ball Street between
Wall Street and Northwest Highway.
2. The site is currently developed.
II. STREET SYSTEM:
1. The site borders Wall Street at the rear of the lot, a Type "E" Collector with
four (4) proposed eleven (11) foot travel lanes within a sixty-five (65) foot
right-of-way and has access from Northwest Highway.
2. This plat will dedicate seven and one-half (7.5) feet of right-of-way for the
future expansion of Wall Street.
3. The peripheral street fee for Wall Street is $24,953.35 ($170.33 x 146.50)
and is due prior to the release of building permits.
111. STORM DRAINAGE SYSTEM:
1. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. There is an existing ten (10) inch water line in the Wall Street right-of-way
and an eight (8) inch water line in Northwest Highway right-of-way.
2. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.

V. SANITARY SEWER SYSTEM:
There is an existing six (6) inch sewer line in the Wall Street right-of-way and
an eight (8) inch sewer line in the Northwest Highway right-of-way.
2. The existing sanitary sewer system is adequate to serve this site.
VI. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1 The utility easements dedicated by this plat are necessary to provide
public and franchised utilities to serve this development.
2. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 1, Block 1, Alamo
Addition."
