PLAT INFORMATION SHEET
FINAL PLAT
LOTS 1 & 2, BLOCK 1, CRAIG ADDITION
(BEING A REPLAT OF LOT 26 AND PORTIONS OF LOTS 11 R AND 25, BLOCK 12,
REED ADDITION, PORTIONS OF LOTS 13 AND 14, BLOCK 2, SHOREVIEW ESTATES
AND A PORTION OF TRACT 2, BLOCK 2, SHOREVIEW ESTATES)
1 Mr. Craig, the applicant, is platting this site into two(2) lots. Currently, the
proposed Lot 1, Block 1, Craig Addition is a single family residence. The
proposed Lot 2, Block 1, Craig Addition will be sold for the building of a
single family residence.
2. This 4.21 acre tract is located to the east of Dodd Street between Lakeridge
Drive and Kimball Road.
3. This site was originally platted in June 1968 as part of the Reed Addition. A
portion of this site was later replatted in July 1976 as part of Shoreview
Estates and vacated in May 1978 to Tract A.
11. STREET SYSTEM:
1. Brookcrest Lane and Dodd Lane (both with 50' right-of-way) will serve
proposed Lot 2, Block 1, Craig Addition.
2. This street system will be adequate to serve the traffic circulation needs of
this development.
111. STORM DRAINAGE SYSTEM:
1 This site currently drains southeast to the Corps of Engineers' Perpetual
Flowage Easement surrounding Grapevine Lake.
2. The owner will be required to design for onsite as well as offsite drainage in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.

IV. WATER SYSTEM:
1. A water tap is located at the northwest corner of the proposed Lot 2, Block
1, Craig Addition along Brookcrest Lane and Dodd Lane which ties to the
existing 6" water system. This tap will supply the water to the proposed Lot
2. The existing home on the proposed Lot 1 is currently on the City's water
supply.
2. The existing water systems are adequate for the building and fire protection
needs for this development.
V. SANITARY SEWER SYSTEM:
1. There is an existing sewer tap to proposed Lot 2, Block 1, Craig Addition
which ties to a 6" sanitary sewer system in Brookcrest Lane. The existing
home on the proposed Lot 1 is currently on the City's sewer system.
2. The existing and proposed sanitary sewer systems are adequate to serve
this development.
VI. MISCELLANEOUS:
1 Water and Wastewater Capital Recovery Fees are due prior to the issuance
of individual building permits. ($ 1,897.00 per lot).
2. An Open Space Fee of $1,071.00 (1 lot, $1,071.00 per lot) is due prior to the
start of subdivision construction.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the easements required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The drainage easements dedicated by this plat are necessary to
provide for the conveyance of storm water run-off.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:

1. The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
0111 2. The drainage easements dedicated by this plat will allow for the
conveyance of storm water run-off.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lots 1 & 2, Block 1,
Craig Addition."
