1. GENERAL
1 Mr. Ruben Garza, the applicant, is platting this 0.79 acre site for
renovation/additions to an existing residence. This property is located
Between Dunn Street and Corps of Engineers park road #7, and north of
Redbud Lane.
2. The site is currently developed.
11. STREET SYSTEM:
1 The lot has access to Dunn Street via the private access easement granted
by the Corps of Engineers and the property owner to the south.
2. There is no right-of-way dedication required at this time.
Ill. STORM DRAINAGE SYSTEM:
1 The existing stormwater runoff flows west towards the Corps of Engineers
property.
2. No storm drainage improvements are required with this development.
IV. WATER SYSTEM:
1. There is an existing six inch water line in the Dunn Street right-of-way.
2. No water line improvements are required with this development.
V. SANITARY SEWER SYSTEM:
1. There is an existing eight inch sewer line in the Dunn Street right-of-way.
2. No sewer line improvements are required with this development.
VI. STATEMENT OF FINDINGS:

reasonable and are connected to the proposed project in the following
manner:
1. The access easement dedicated by this plat is necessary to provide
access to this development and the property to the north.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
1 The access easement dedicated by this plat will allow for access to
serve this development and surrounding sites.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 1, Block 1, Garza
Addition."
