I. GENERAL
1. Mr. Lester Strait, the applicant, is platting this 0.12 acre site for
renovation/additions to an existing building. This property is located at 410
E. Northwest Highway.
2. The site is currently developed.
II. STREET SYSTEM:
1. The property has access to Northwest Highway.
2. There is no right-of-way dedication required at this time.
III. STORM DRAINAGE SYSTEM:
1. The existing stormwater runoff flows east into an inlet which carries the water
under Dooley Street.
2. No storm drainage improvements are required with this development.
IV. WATER SYSTEM:
1. There is an existing eight inch water line in the south right-of-way of
Northwest Highway.
2. No water line improvements are required with this development.
V. SANITARY SEWER SYSTEM:
1. There is an existing eight inch sewer line in the right-of-way of Northwest
Highway.
2. No sewer line improvements are required with this development.
VI. STATEMENT OF FINDINGS:

reasonable and are connected to the proposed project in the following
manner:
1. The utility easements are necessary to provide a utility network to serve
the development of this site and development of the surrounding
commercially zoned property.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
1. The onsite utility easements are necessary to provide a utility system
adequate to serve this development and initiate a utility system to serve
the surrounding commercial property.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 1, Block 1, L.J.
Strait Addition."
