Conditional Use Request CU16-18 addressed as 418 and 420 South Main
Street, and consideration of same.
B. Site Plan Review Committee to consider a public hearing relative to
Conditional Use Request CU16-19 addressed as 1200 William D. Tate
Avenue, and consideration of same.

The Site Plan Review Committee of the City of Grapevine, Texas met in Session, on this the 3rd
day of August 2016, in the Planning and Zoning Conference Room, 200 South Main Street,
Second Floor, Grapevine, Texas with the following members present-to-wit:
Larry Oliver Chairman
Darlene Freed Member
Scott Williams Member
constituting a quorum with the following City Staff:
Albert Triplett Jr. Planner II
CALL TO ORDER
Larry Oliver called the meeting to order at 2:30 p.m.
NEW BUSINESS
CONDITIONAL USE APPLICATION CU16-18 — FARINA'S
First for the Committee to consider was conditional use application CU16-18 for property
located at 418 and 420 South Main Street and platted as Lots 10 & 11, Block 3, City of
Grapevine. The applicant was requesting a conditional use permit to amend the previously
approved site plan of CU13-36 (Ord. 2014-06) to allow for the possession storage, retail sales
and on and off-premise consumption of alcoholic beverages (beer, and wine only) and outside
dining, specifically to allow additional outside dining adjacent to South Main Street in
conjunction with a restaurant.
Gary Farina current owner of Farina's was available by attendance. Mr. Williams explained to
Mr. Farina the requirement of keeping a clear 48 inch clearance from the tables and chairs and
that only the tables and chairs approved by the site plan were allowed outside the front of the
building. Mr. Farina stated that he understood the conditions of compliance.
After a brief discussion, Darlene Freed moved to approve conditional use application CU16-18.
Scott Williams seconded the motion, which prevailed by the following vote:
Ayes: Freed, Oliver and Williams
Nays: None
CONDITIONAL USE APPLICATION CU16-19 — FERRARI'S ITALIAN VILLA
Next for the Committee to consider was conditional use application CU16-19 for property
located at 1200 William D. Tate Avenue and platted as Lot 3R, Block 1, Town Center Addition
No. 2. The applicant was requesting a conditional use permit to amend the previously approved
site plan of CU15-37 (Ord. 2015-37) to allow for a planned commercial center with the
possession, storage, retail sale and on-premise consumption of alcoholic beverages (beer,

the exterior elevations.
After a brief discussion, Larry Oliver moved to approve conditional use application CU16-19 with
the condition that the use of the speakers be for background music only. Darlene Freed
seconded the motion, which prevailed by the following vote:
Ayes: Oliver, Freed and Williams
Nays: None
CONSIDERATION OF MINUTES

2016.

Larry Oliver seconded the motion and [)ar|SnG Freed abstained, which prevailed by the

Nays: None
Abstained: Freed
