This letter confirms on August 6, 2024 the Historic Preservation Staff approved with
conditions #CA24-46 for the property addressed 820 East Texas Street, legally described as
Block 5, Lot 3, D. E. Box Addition, City of Grapevine to the Grapevine Historic Preservation
Ordinance 91-73 (Appendix G — Grapevine Code of Ordinances), as amended, for the
following:
1. Demolish the rear portion of the original A. J. Harper House and the portion between
the areas marked 1, A & B and storage area 2 which are to be retained;
2. Working with the house moving contractor, lift the front portion of the original house as
marked on plan area 1, A & B and storage area 2;
3. Move these portions of the original house forward on the lot to prepare for construction
of a new foundation for the house;
4. Remove the original house foundation in these areas and construct a new foundation
to support original portions of the house that are to be retained;
5. Move back into their original locations area 1, A & B and storage area 2 and set them
down on the new foundation prepared for them;
as per the attached photo and floor plan diagrams with the condition a permit be
obtained from the Building Department.
An approved Certificate of Appropriateness is not an approved building permit; a
building permit i / is not required. Contact the City of Grapevine's Building
Department at 817.410.3165 for fees and information regarding permits.

House Move details
David,
I received your voicemail this morning.
Please review the attached document. I believe the details of the separation is what you are
looking for.
A few details to clarify -
- We went back approx. 14'6" from the front on the east side. At that point, there is a wall
running East to West in the house that will provide better stability for the move (per Mark
Hitchcock)
- We went approx. 9'6" from the front of the house, because that is current roof line peak
and we can brace better for the move. (again, per Mark)
Storage area on west side of garage only requires separation and we will move in
entirety.
