1. The applicant, Mr. Kurt Mullick of Flighteam, is platting this site to create an
addition onto an existing building.
2. This 1.2 acre site is located along the east side of Minters Chapel Road,
approximately 500 feet south of the intersection of Dallas Road and Minters
Chapel Road.
3. This site is currently developed with an existing building.
II. STREET SYSTEM:
1. The lot has access to Minters Chapel Road. Right-of-way for Minters Chapel
Road was previously dedicated to the City by deed.
2. There is no additional right-of-way dedication required at this time.
Ill. STORM DRAINAGE SYSTEM:
1. There is an existing 48- inch storm drain line within the Minters Chapel Road
right-of-way.
2. The existing storm drain system is adequate to serve the development of this
site.
IV. WATER SYSTEM:
3. There is an existing 12- inch water line within the Minters Chapel Road right-
of-way.
4. The existing water distribution system is adequate to serve the development
of this site.
V. SANITARY SEWER SYSTEM:
1. There is an existing 10- inch sewer line within the Minters Chapel Road right-
of-way.
01 2. The existing sanitary sewer collection system is adequate to serve the
development of this site.
VI. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The on site utility easements are necessary to provide for public and
franchised utilities to this site and surrounding development.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The on site utility easements are consistent with the City policy's of
easement dedication where there are existing utilities, where future
utilities would be located, and along necessary drainage patterns.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission)
approve the Statement of Findings and the Final Plat Application of
Lot 1, Block 1, Flightearn Addition."
