FINAL PLAT
LOT 1, BLOCK 1, NELSON ADDITION
I. GENERAL:
1. The applicant, Mr. James Nelson, owner, is platting this site to develop a
single family residence.
2. This 1.61 acre site is located along the north side of Hall -Johnson Road and
east of Pool Road.
3. This proposed site is currently undeveloped.
II. STREET SYSTEM:
1. The lot has direct access to Hall -Johnson Road.
2. There is no right-of-way dedication required at this time.
III. STORM DRAINAGE SYSTEM:
1. The existing stormwater runoff flows south into an existing grate inlet
connected to a 36 -inch storm drain line located within the Hall -Johnson right-
of-way.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. A 12- inch water line is located within the south side of the Hall -Johnson
right-of-way.
2. The proposed water distribution system is adequate to serve the
development of this site.
V. SANITARY SEWER SYSTEM:
1. A 6- inch sanitary sewer line is located within the north side of the Hall -
Johnson right-of-way.
2. The existing sanitary sewer collection system is adequate to serve the
development of this site.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the release of Building
Permits. (Present Fee is $1,897.00 per lot)
2. The Open Space Fee required for the lot is $807.00.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The on site utility easements are necessary to provide for public and
franchised utilities to this site and surrounding development.
B. The City further finds that the required dedication is related both in nature and
extent to the impact on the proposed development as follows:
1. The on site utility easements are consistent with the City policy's of
easement dedication where there are existing utilities, where future
utilities would be located, and along necessary drainage patterns.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission)
approve the Statement of Findings and the Final Plat Application
of Lot 1, Block 1, Nelson Addition."
