LOT 1, BLOCK 1, SHAMROCK SHORES ESTATES
1. GENERAL:
1. The applicant, Mr. John Sardina, the prospective buyer for the lot, is platting
this site to develop a single family residence.
2. This 0.239 acre site is located east of Dove Road along a private street
easement called Killarney Street.
3. This proposed site is currently undeveloped.
11, STREET SYSTEM:
1. The lot has access to Dove Road via the private street easement called
Killarney and Gatway Road.
2. There is no right-of-way dedication required at this time.
Ill. STORM DRAINAGE SYSTEM:
1. The existing stormwater runoff flows northeast towards the Corps of
Engineers property and into Grapevine Lake.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. A 6 -inch water line is located within the private street easement of Killarney
Street.
2. The proposed water distribution system is adequate to serve the
development of this site.
V. SANITARY SEWER SYSTEM:
1. There is an 8- inch sewer line located within the Dove Road right-of-way
approximately 50 feet west of the west property line. The applicant is
planning to obtain a private sewer easement from the property to the west
to access City sewer service.
2. The existing sanitary sewer collection system is adequate to serve the
development of this site.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the release of Building
Permits. (Present Fee is $1,897.00 per lot)
2. The Open Space Fee required for the lot is $1,146.00.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The on site utility easements are necessary to provide for public and
franchised utilities to this site and surrounding development.
2. The on site street easement is necessary to allow for public access
through this site.
B. The City further finds that the required dedication is related both in nature and
extent to the impact on the proposed development as follows:
1. The on site utility are consistent with the City's policies of easement
dedication where there are existing utilities, where future utilities
would be located, and along necessary drainage patterns.
2. The on site street easement is consistent with the City's policies of
easement dedication where there are existing private streets to allow
for public access to this site.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission)
approve the Statement of Findings and the Final Plat Application
of Lot 1, Block 1, Shamrock Shores Estates."
