PLAT INFORMATION SHEET
FINAL PLAT
LOT 2, BLOCK 1, DFW BUSINESS PARK
I. GENERAL:
1. The applicant, Mr. Vahid Kharrazi, is platting the property for the development
of a tire store.
2. This 1.010 acre site is located along the south side of State Highway 26, east
of the Mustang Car Wash.
3. This proposed site is currently undeveloped.
ll. STREET SYSTEM:
1. The lot has direct access to State Highway 26 via cross access easements
located on the adjacent lot to the east (Lot 1 R, Block 1, DFW Business Park).
2. The developer is dedicating 10 -feet of right-of-way for State Highway 26.
III. STORM DRAINAGE SYSTEM:
1. The existing storm drainage system conveys the storm water runoff to the
south of the property towards Dallas- Fort Worth International Airport.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. A 12- inch water line is located within the State Highway 26 right-of-way.
2. The proposed water distribution system is adequate to serve the development
of this site.
V. SANITARY SEWER SYSTEM:
1. There is an existing 8- inch sanitary sewer line located along the rear of the
property.
2. The existing sanitary sewer collection system is adequate to serve the
development of this site.
VI. MISCELLANEOUS:
1 Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $5,402.00 per acre.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The right-of-way dedicated by this plat is necessary to provide for the
future expansion of the public transportation system to serve this and
surrounding developments.
2. The on site utility easements are necessary to provide for public and
franchised utilities to this site and surrounding development.
3. The on site drainage and access easements are necessary to allow
for public access as well as storm drainage through this site.
B. The City further finds that the required dedication is related both in nature and
extent to the impact on the proposed development as follows:
The right-of-way dedicated by this plat will allow for the future
expansion of the public transportation system.
2. The on site utility, access and drainage easements are consistent with
the City's policies of easement dedication where there are existing
utilities, where future utilities would be located, and along necessary
drainage patterns.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission)
approve the Statement of Findings and the Final Plat Application of
Lot 2, Block 1, DFW Business Park."
