The addition contains 2.5 acres. The (TIadeRd property has approximately 365 feet of frontage 2 - along Grapevine Mills Parkway, 230 feet of frontage along Stars And Stripes Way and 364 feet of frontage along proposed Vineyard Way. REQUESTED CONDITIONAL USE AND COMMENTS: The applicant is requesting approval of a conditional use permit for a gas station. convenience store, -car wash and automotive repair facility with the possessionsforage, retail sale and off -premise consumption of alcoholic beverages (beer and wine only in con-junction with a convenience store and three monument signs. The applicant is proposing a convenience store and gasoline station with four pump islands. The site plan shows that a car wash will be attached to the convenience store. A tire store and lube center with five repair bays is also proposed for this site. HISTORY OF TRACT AND SURROUNDING AREA: The subject property and all the surrounding areas were rezoned in the 1984 City Rezoning from "I-1" Light Industrial district to "HCO", Hotel/Corporate Office district and "PID", Planned Industrial Development district. The subject site was rezoned from "HCO", Hotel/Corporate Office district to "CC", Community Commercial District in 1996 (Case No. Z96-02, Ord. No. 96-42). It has remained undeveloped. The Grapevine Mills property was rezoned from "HCO", Hotel/Corporate Office district to the "CC", Community Commercial district (Z95-13) and received a conditional use permit for a planned commercial center in excess of 1,000,000 square feet of gross leasable space. It has since been developed as the Grapevine Mills Mall. In "Zone B" the following uses may be considered only if sound treatment is included in building design: multifamily apartments, motels, office buildings, movie theaters, restaurants, and personal and business services. Single family residential and sound sensitive uses such as schools and churches should avoid this zone. The applicant's proposal is an appropriate use in this noise zone. The Master Plan designates the subject property as Commercial.
