(Being a Replat of Lot 1 R1, Block 1, Grapevine Mills Addition)
1. Rich Traynor, of Jenkens and Gilchrist , the applicant, is platting this site for
a Nieman Marcus anchor to the Grapevine Mills Mall.
2. This site is located on the north side of SH 26 at the intersection with
Grapevine Mills Parkway (FM 2499).
3. The site is currently developed as Grapevine Mills Mall.
11. STREET SYSTEM:
1. Each lot will have direct access to the surrounding "ring road" or access
easement known as Grapevine Mills Circle.
III. STORM DRAINAGE SYSTEM:

1. The existing storm drain system is adequate to serve the development of this
site.
IV. WATER SYSTEM:
1. The Mall is served by a 20" water line in SH 26.
2. This existing water distribution system is sufficient to provide the domestic
and fire protection needs for this development.
V. SANITARY SEWER SYSTEM:
1. The Mall is served by an existing 12" sanitary sewer line along SH 26.
2. The existing sanitary sewer system is adequate to serve the development of
this site.
VI. MISCELLANEOUS:
1. No public improvements are currently planned for this site.
2. No new easements are being dedicated with this plat.

VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way previously dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
The utility easements previously dedicated are necessary to provide
public and franchised utility networks to meet the development needs
of the outparcel properties.
2. The access easement previously dedicated is necessary to provide
for traffic circulation to adequately serve this site and adjacent future
development.
B. The City further finds that the previous dedications are related both in nature
and extent to the impact of the proposed development as follows:
1. The utility easement previously dedicated is consistent with the City's
policy of easement dedication along existing utility lines as well as
where future utilities would be located.
2. The access easement previously dedicated is necessary to provide
improved access to this site and adjacent development and to meet
the needs of the increased traffic demand contiguous with the
development of the Grapevine Mills Mall.
3. All of the existing dedications benefit the development to at least the
extent of the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lots 1 R2 and 2, Block
1, Grapevine Mills Addition."
