FINAL PLAT

(BEING A REPLAT OF LOT 1, BLOCK 1, SATHRE ADDITION AND A PORTION OF
LOT 13, ORIGINAL TOWN OF GRAPEVINE)
GENERAL:
1. This site is located on the south side of Wall Street west of Church Street.
2. June Stevenson, the applicant, is final platting this 1.30 acre site for
development as a professional office.
II. STREET SYSTEM:
1. Wall Street is currently a two lane asphalt road within a variable width right-
of-way. Wall Street is designated as a Type "E*" Collector (4 lanes within a
65' right-of-way). This plat dedicates 32.5' of right-of-way for the south side
of Wall Street. A Peripheral Street Fee of $29,418.88 is due prior to the
issuance of a building permit for this site.
III. STORM DRAINAGE SYSTEM:
1. This site drains westward to the Morehead Branch.
2. The developer will be required to design for onsite as well as offsite
drainage in accordance with the requirements of the City of Grapevine's
Code of Ordinances.
IV. WATER SYSTEM:
1. There is an existing 10" water line on the south side of Wall Street.
2. The existing water distribution system can supply adequate water for both
the commercial needs and fire protection needs of this lot. No offsite water
improvements are required at this time.

V. SANITARY SEWER SYSTEM:
1. There is an existing 6" sanitary sewer line at the rear of this lot. The
existing sanitary sewer system is adequate to serve this commercial lot. No
offsite sanitary sewer improvements are required at this time.
VI. MISCELLANEOUS:
1. Water and Wastewater Capital Recovery Fees are due prior to the issuance
of any building permits. The current fee is $ 5,402 per acre.
2. A Peripheral Street Fee of $29,418.88 is due prior to the issuance of any
building permits for this site.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way dedications required for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan. Furthermore, the
right-of-way dedications are considered reasonable and are connected to
the proposed project in the following manner:
1. The right-of-way dedications and on-site utility easements are
necessary to provide a street and utility network to serve this
commercially zoned area.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
1. The onsite utility easements are necessary to provide for utility
network adequate to serve this development and connect to existing
utilities on surrounding property.
2. The right-of-way dedication for Wall Street is in conformance with the
Master Thoroughfare Plan and will allow for street improvements that
will benefit this commercially zoned area.
3. All of the dedications benefit the development to at least the extent
of the impact of such on the development.

consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lots 1 R and 2, Block
1, Sathre Addition."
