The applicant, Mr. Matt Goodwin of Goodwin and Marshall, Inc. is platting this site for the development of a business park. 2. This 163.2 acre site is located at the northwest corner of the intersection of Grapevine Mills Boulevard North and State Highway 121. 3. This proposed site is currently undeveloped. II. STREET SYSTEM: 1. The developer is proposing access to the site from State Highway 121 Service Road, Grapevine Mills Boulevard North and F.M. 2499. 2. The developer is proposing to dedicate right of way for the development of ,,.right turn lanes and deceleration lanes along the abutting roads. 3. The developer will be responsible for constructing the street system internal to this property and any modification to abutting roads. 4. The developer is dedicating an access easement within Lot 7, Block 2, for access to the Denton Creek Lift Station. 5. Sidewalks will be required along F. M. 2499, Grapevine Mills Boulevard North, and State Highway 121 with this development. 111. STORM DRAINAGE SYSTEM: 1. The onsite drainage flows toward the three creeks traversing the property. 2. The developer is proposing to design an onsite system, which discharges the collected flow into the existing creeks and channels. 3. The developer will be required to design for on site and off site drainage in accordance with the City of Grapevine Code of Ordinances. IV. WATER SYSTEM: A 12- inch water line is located on the north side of Grapevine Mills Boulevard North, along the west side of the State Highway 121 Service Road, and along the south side of Denton Creek. 2. The developer will be required to design for on site water service .requirements in accordance with the City of Grapevine Code of Ordinances. 3. The existing water distribution system is adequate to serve the development of this site. V. SANITARY SEWER SYSTEM: 1. A 15- inch sanitary sewer line is located along Denton Creek and the north side of the development. Two 12- inch sanitary sewer force mains are located along the State Highway 121 Service Road and the east side of the development. 2. The developer will be required to design for on site sanitary sewer service requirements in accordance with the City of Grapevine Code of Ordinances. 3. The existing sanitary sewer collection system is adequate to serve the development of this site. VI. MISCELLANEOUS: Tract A, Block 2, will be dedicated to the City of Grapevine Park System for the development of a future trail route. VII. STATEMENT OF FINDINGS: A. The City has determined that the right-of-way required to be dedicated for streets, utilities, drainage and other municipal needs and services are consistent with the City's ordinances and master plan, are reasonable and are connected to the proposed project in the following manner: 1. The right-of-way dedicated by this plat is necessary to provide for the future expansion of the public transportation system to serve this and surrounding developments. 2. The on site utility easements are necessary to provide for public and franchised utilities to this site and surrounding development. 3. The on site drainage and access easements are necessary to allow for public access as well as storm drainage through this site. B. The City further finds that the required dedication is related both in nature and extent to the impact of the proposed development as follows: 1 The on site utility, access and drainage easements are consistent with the City's policies of easement dedication where there are existing utilities, where future utilities would be located, and along necessary drainage patterns. 2. The right-of-way dedicated by this plat will allow for the development of the surrounding transportation system. 3. All of the dedications benefit the development to at least the extent of the impact of such on the development. VIII.
