49 LOT 6, BLOCK 1, GRAPEVINE SERVICE CENTER ADDITION
1. The applicant, Mr. Roger Nelson of the City of Grapevine, is platting this site
for the expansion of the Grapevine service center and construction of a City
water tower.
2. This 2.647 acre site is located at the northwest corner of the intersection of
Church Street and Hall Street, north of Peach Street
3. This proposed site is currently vacant and undeveloped.
II. STREET SYSTEM:
1. The site has access off of Peach Street, Church Street and Hall Street.
2. Right of way is being dedicated on Church Street and Hall Street.
lil. STORM DRAINAGE SYSTEM:
1. There is no existing storm drainage system, the storm water sheet flows into
the roadside ditch on Peach Street as well as across the adjacent property
into a creek.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. A 20- inch water line stubout is located on the east side of the property for
connection to the water tower.
2. The proposed water distribution system is adequate to serve the
development of this site.
V. SANITARY SEWER SYSTEM:
1. There is no existing sanitary sewer system on the site.
2. A sanitary sewer collection system will be built to serve the development of
this site.
V1. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
The right-of-way dedicated by this plat is necessary to provide for the
future expansion of the public transportation system to serve this and
surrounding developments.
2. The on site utility easements are necessary to provide for public and
franchised utilities to this site and surrounding development.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. The on site utility easements are consistent with the City policy's of
easement dedication where there are existing utilities, where future
utilities would be located, and along necessary drainage patterns.
2. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission)
approve the Statement of Findings and the Final Plat Application
of Lot 6, Block 1, Grapevine Service Center Addition."
