PLAT INFORMATION SHEET
PRELIMINARY PLAT
LOTS 1-4, BLOCK A, ELMWOOD HEIGHTS ADDITION
I. GENERAL:
1. The applicant, Mr. Kent Bell of JDJR, Engineers and Consultants, Inc., is
platting this site for the development of single family residences.
2. This 0.812 acre site is located at the southwest corner of the intersection of
Turner Road and Dooley Street.
3. This proposed site is currently developed with one single-family residence,
which will be removed prior to development of new single-family residences.
II. STREET SYSTEM:
1. The developer is proposing driveway access to the site from Turner Road.
2. The developer is dedicating right of way along Turner Road and Dooley
Street.
III. STORM DRAINAGE SYSTEM:
1. The developer is proposing to tie an onsite drain system into an existing inlet
located on the southeast corner of Lot 4.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. A 6- inch water line is located on the north side of Turner Road.
2. The developer will be required to design for on site water service
requirements in accordance with the City of Grapevine Code of Ordinances.
3. The existing water distribution system is adequate to serve the development
of this site.
V. SANITARY SEWER SYSTEM:
1. A 6- inch sewer line is located on the south side of Turner Road.
2. The developer will be required to design for on site sanitary sewer service
requirements in accordance with the City of Grapevine Code of Ordinances.
3. The existing sanitary sewer collection system is adequate to serve the
development of this site.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the release of Building
Permits. (Present Fee is $1,897.00 per lot, $5,691.00 for 3 lots)
2. The Open Space Fee required for the development is $4,248.00 (3 lots,
$1,416.00 per lot)
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
The right-of-way dedicated by this plat is necessary to provide for the
future expansion of the public transportation system to serve this and
surrounding developments.
2. The on site utility easements are necessary to provide for public and
franchised utilities to this site and surrounding development.
3. The on site drainage and access easements are necessary to allow
for public access as well as storm drainage through this site.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. The on site utility, access and drainage easements are consistent with
the City's policies of easement dedication where there are existing
utilities, where future utilities would be located, and along necessary
drainage patterns.
2. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
0 consider the following motion:
"Move that the City Council (Planning and Zoning Commission)
approve the Statement of Findings and the Preliminary Plat
Application of Lots 1-4, Block A, Elmwood Heights Addition."
