No \\CHDN\DATA3\DATA\PWORKS\AGENDA\11-20-01\Marina Del Ray Apartments_F.doc PLAT INFORMATION SHEET FINAL PLAT LOT 1, BLOCK 1, MARINA DEL RAY APARTMENTS ADDITION I. GENERAL: 1. WILC/MDR Limited PTNR, the owner, is platting this site for the addition of covered parking structures. 2. The property is currently developed as an apartment complex with multiple buildings, parking areas and a swimming pool. 3. A special exception was approved by the Board of Zoning Adjustment on September 10, 2001. II. STREET SYSTEM: 1. This site has access to Dove Loop Road to the east through four access drives. 2. There is no additional right-of-way required at this time. III. STORM DRAINAGE SYSTEM: 1. This property is currently developed and the storm drain system installed. Storm water is picked up by curb inlets from the driveways prior to the storm water entering Dove Loop Road. 2. The property owner is required to grant a 15 foot drainage easement across the front of the property adjacent to Dove Loop Road and a 20 -foot drainage and utility easement along the north property line. IV. WATER SYSTEM: 1. There is an existing 10" water line in the west side of Dove Loop Road. The apartment complex has three 2 -inch meters serving the property. 2. SANITARY SEWER SYSTEM: A portion of the property sewers to the front of the property to an 8" sanitary sewer on the east side of Dove Loop Road. The remainder of the property sewers to an existing 8" sanitary sewer line in the rear of the lots in the Dove Meadows Addition to the south. 2. The existing sanitary sewer collection system serves the site. VI. STATEMENT OF FINDINGS: A. The City has determined that the dedications required for streets, utilities, drainage and other municipal needs and services are consistent with the City's ordinances and master plan. Furthermore, the easement dedications are considered reasonable and are connected to the proposed project in the following manner: 1. The on site drainage and utility easements dedicated by this plat are necessary to provide a drainage and utility system to serve this site and the surrounding area. B. The City further finds that the required dedication is related both in nature and extent to the impact of the proposed development as follows: The on site drainage and utility easements are necessary to provide a drainage and utility system adequate to serve this site and the surrounding area. 2. All of the dedications benefit the development to at least the extent of the impact of such on the development. VII.
