RE: Leasing of Meadowmere, Silver Lake, and Oak Grove Parks, Grapevine Lake, Texas.
Dear Roger:
As per your request, the following is a list of provisions that will be coordinated and
accomplished concurrently with the lease actions during FY 0.3; but, _mnv not be stipulated within
the lease conditions. Some of these conditions couldn't be incorporated within the lease because
of an internal Corps administrative problem with having two separate leases within one fiscal
year. However, the Corps of Engineers, Grapevine Lake will:
1. pay all utility costs (including water, sewer, electric, local phone, gas (if applicable) from
the time of commencement of the lease through 30 Sept. 2003; and
2. bring all facilities up to safety and health standards as agreed upon as soon as possible;
however, minor maintenance deficiencies (such as but not limited to painting, cleaning,
minor repairs, etc.) will be maintained by the City of Grapevine through 30 Sept. 2003;
and
3. will provide a boat dock and appropriate buoys at each boat ramp facility as soon as
possible; and
4. will provide mowing services for the property covered under the lease agreement until
February of 2003.

PROJECTS DURING TRANSITION PERIOD
1. Monitor revenues at the campground, boat ramps and pavilion
and track expenditures for maintenance.
2. Develop a maintenance plan and cost of the plan.
3. Research similar parks in the area that have transferred from
the Corps to a city.
4. Study possibilities on the future management and maintenance
of the properties.
5. Review ordinances necessary for the proper management of
the properties.
