PLAT INFORMATION SHEET
FINAL PLAT
LOTS 25R & 25R1, BLOCK 1, WOODLAND ESTATES ADDITION
(BEING A REPLAT OF LOT 25, BLOCK 1, WOODLAND ESTATES ADDITION)
I. GENERAL:
1. The applicant, Mr. Mike Davis, is platting this site to subdivide the existing lot
into two lots.
2. This 1.126 acre site is located on the west side of Kelsey Court
approximately one-quarter mile north of Hall Johnson Road.
3. This proposed site is currently undeveloped.
II. STREET SYSTEM:
1. These lots have access to Kelsey Court and Crestline.
2. There is no right-of-way dedication required at this time.
III. STORM DRAINAGE SYSTEM:
1. The existing stormwater runoff flows overland to Parr Road west of this site.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. A six-inch water line is located within Kelsey Court right-of-way.
2. The proposed water distribution system is adequate to serve the
development of this site.
V. SANITARY SEWER SYSTEM:
1. There is a six-inch sewer line located within Kelsey Court right -of way.
2. The existing sanitary sewer collection system is adequate to serve the
development of this site.

VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the release of Building
Permits. (Present Fee is $2,778.00 per lot x 2 = $5,556.00)
2. The Open Space Fee required for the lots are $1,614.00 (2 lots x $ 807.00).
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way and easements required to be
dedicated for streets, utilities, drainage, access and other municipal needs
and services are consistent with the City's ordinances and master plan, are
reasonable and are connected to the proposed project in the following
1. The utility easements are necessary to provide for public and
franchised utilities to this site and surrounding development.
B. The City further finds that the required dedication is related both in nature and
extent to the impact on the proposed development as follows:
1. The utility easements are consistent with the City's policies of
easement dedication where there are existing utilities and where
future utilities would be located.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission)
approve the Statement of Findings and the Final Plat Application
of Lots 25R & 25R1, Block 1, Woodland Estates Addition."
