municipal needs and services are consistent with the City's ordinances and
master plan, are reasonable and are connected to the proposed project in
the following manner:

B. The City further finds that the required dedication is related both in nature

extent to the impact of the proposed development as follows:

system to serve this development and connect to existing utilities on
surrounding property.

noise, vibration, fumes, dust, fuel and lubricant particles,
and all other effects that may be caused by the operot ion of
aircraft, londing at, or taking off from, or operating at or
on the Dallcs-Fort Worth International Airport.
