REQUESTED ZONE CHANGE AND COMMENTS:
The applicant is requesting a zone change to rezone 0.701 acres from "R-20" Sinqle
Family District to "R-7.5" Single Family District for the development of three sinqle-family
residences.
With this request the applicant proposes to rezone the subject property and develop the
two tracts into three residential lots ranging in area from 11,443 square feet to 9,190
square feet. Density for this request is calculated by including all the developed contiguous
property zoned "R-7.5" Single Family District; density for the area including the addition of
the proposed lots is calculated to be 3.20 units per acre. The tract located at the southeast
corner of North Gravel Circle and Lonesome Dove Avenue contains two non-conforming
mini storage units that will be removed if the applicant receives approval of the proposed
zone change request.
 O:/ZCU/Z08-08.4 ' October 16,2008(1:22PM)
PRESENT ZONING AND USE:
The property is currently zoned "R-20" Single Family District and is predominantly vacant
with the exception of the two mini storage units on site.
HISTORY OF TRACT AND SURROUNDING AREA:
The subject property was annexed into the City of Grapevine as part of an approximate
300 acre annexation from the City of Southlake and the Corps of Engineers which was
approved by Council on November 2, 1993 (Ord. 93-49). This property received the"R-20"
Single Family Designation upon annexation. Zone change requestZ01-01 (Ord. 01-13DR)
was approved at the February 20, 2001 meeting, changing the zoning on property
approximately 250 feet to the east of the subject site to "R-5.0"Zero Lot Line District with
deed restrictions requiring all on site development to comply with the regulations of"R-7.5"
Single Family District. One month (ater at the March 20, 2001 meeting the same property
(Lakeview Estates) was again rezoned (Z01-03) from "R-5.0"Zero Lot Line District to "R-
7.5"Single Family District. Further to the east of the subject property a zone change (Z99-
22) and a conditional use permit (CU00-54) were approved at the November 7, 2000
meeting changing the zoning on the property from "R-20" Single Family District to "RA"
Recreation/Amusement District along with a conditional use permit for on-premise
consumption of alcoholic beverages (beer, wine and mixed drinks) in conjunction with the
operation of an existing recreation/amusement based business (Lonesome Dove Ranch).
Several zone change requests have been approved along South Gravel Circle. Three lots
directly south of the subject site which have developed with single-family homes were
approved at the August 16, 2005 meeting for a zone change request Z05-07 (Ord. 05-52),
changing the zoning from "R-20"Single Family District to"R-7.5"Single Family District and
platted as of 2005, as Lots 1-3, B&G Properties Addition. Along the south side of South
Gravel Circle zone change request Z06-08 (Ord. 06-40) was approved at the June 20,
2006 meeting, changing the zoning from "R-20" Single Family District to "R-7.5" Single
Family District. Also along the south side of South Gravel Circle Zone change requests
Z06-18 and Z06-19 (Ord. 07-01 and Ord. 07-02) were approved at the January 16, 2007
meeting, changing the zoning from "R-20" Single Family District to "R-7.5" Single Family
District. Finally along South Gravel Circle zone change request Z06-17 (Ord. 07-04) was
approved at the February 20, 2007 meeting, changing the zoning from "R-20"Single Family
District to "R-7.5" Single Family District.
