To Whom It May Concern:
Thomas Engineering Consultants JEC) was retained to conduct a review of the limited foundation repair Plan
prepared by Texas Foundation Experts (the contractor) to determine, in our opinion, if the recommended
remediation plan is a reasonable plan of repair based on the relative elevation map provided.
The contractor provided a limited repair plan which included the pre -lift elevations and recommended piling
locations for the structure for our review. No other information was provided regarding any exploratory
measures such as soil testing concrete testing, prior engineering reports, prior recommendations for
foundation repairs, or any construction documents relative to this structure. If existing pilings are shown in
the limited repair plan, then their locations were provided by either the homeowner or contractor. Suchexisting
pilings are approximated and are not certified in any way by TEC. If the reader would like to determine if they
are present, they must contact the homeowner or contractor to obtain an engineering certificate certifying
them. TEC has not performed a visual inspection of the subject structure.
According to the contractor, the foundation system appears to have settled towards the areas where
foundation remediation is recommended which coincides to areas of cosmetic stress. Texas Foundation
Experts has included the following items in their recommended limited repair plan:
• Install 13 Concrete Piers
• Install/Replace Bearrits) per Texas Foundation Experts Limited Repair. Plan and Estimate Details
• Re -shim substructure per Texas Foundation Experts Limited Repair Plan and Estimate Details
The foundation repairs are intended to meet or exceed 2021 IRC. Based on the contractor's evaluation of the
property in conjunction with TEC's review of the elevation drawing, it is the opinion of TEC that the proposed
limited repair plan is a reasonable and limited repair. Modifications to this plan may become necessary based
on field conditions discovered during execution by the foundation crew.
This report provides our reasonable professional opinion of the condition of the foundation on the date of the
inspection by the contractor and is based on the data provided to us and does not take into consideration any
changes in the condition of the foundation or soils after that date, The contents of this report supersede any
verbal comments made regarding the structure before, during or after the inspection. Although document
review is an integral part of the foundation repair process, we recommend obtaining a visual inspection by a
licensed engineer. TEC can complete this visual inspection for an additional fee.

Because the structure has endured pre -repair foundation differential movement, residual differential elevation
and perceptible floor slope or other noticeable issues may remain following the foundation repairs. Damage
to the structure may arise during the foundation repair installation activities. We recommend pre -lift and post -
lift plumbing tests be performed on the sewer and potable plumbing lines. Any leak found shall be repaired
immediately.

It is known to knowledgeable professional engineers that the soils in this area are subject to movement due
to expansion, contraction or densification of the soils etc. This soil movement could possibly cause the
foundation to move after the remediation plan within the attached report has been implemented and may
impact the stability of the foundation and cause damage. NO WARRANTY IS EXPRESSED OR IMPLIED BY
THIS ENGINEER AS TO THE PERFORMANCE OF THIS FOUNDATION OR THE REPAIRS THERETO.
Diligent foundation maintenance to maintain consistent soil conditions along the perimeter should reduce
further problems after the recommendations within this report have been implemented. However, seasonal
moisture variations, water leaks, erosionlra.nd"oth—er factors maV-pffect the stability of the foundation and put it
in danger of further damage.

This report is written for informational purposes only and is not intended to be a detailed technical evaluation
of the property or an inventory of defects. The opinions expressed in this report are based on a visual
evaluation of current conditions observed at the time of the inspection. THERE IS NO WARRANTY,
EXPRESSED OR IMPLIED, CONCERNING THIS ENGINEERING REPORT.
The information in this report supersedes any verbal comments, expressed or implied, made by Thomas
Engineering Consultants or its principals, agents or employees. The client agrees that neither TEC nor its
employees or owners will be responsible for:
1 . Knowledge of the subsurface condons without extensive geotechnical data obtained from onsite
drng and testing of the recovered samples,
2. Knowledge of cracks, vertical differential displacement of floors without uncovering of the floor by the
client; and
3. Any other element such as joists or beams and other structural members that is boxed or otherwise
not readily available to TEC for viewing, and releases TEC from any liability attributable to such
knowledge or condons.
Any prescribed repair or maintenance plan detailed by this report is based on observations of apparent
performance of the structure at the time of this assessment. Compliance with any code or specification other
than as expressly noted is specifically excluded.

Consultants has provided review of this limited plan of repair and it is our opinion that it is reasonable and safe for the
structure, If interior piers are shown on this drawing the contractor will place them based on the locations of grade beams,
plumbing lines and post tension cables, therefore, the locations shown on this map are approximate. The contractor shall
provide the means -and -methods of this installation. Additional repairs may be required upon review of the structure by
Thomas Engineering Consultants. This is a proposed scope of work and has not been completed therefore we do not certify
any existing or proposed foundation repair work on this map at this time. If the reader would like to be certain that any
