Worth St., platted as Lot 2R, John Trigg Subdivision for special exceptions to allow the existing residential dwellings to remain as developed along with encroachments into the front and rear yard setbacks, to reduce minimum open space, to exceed maximum impervious area, a reduction in required parking, and allow vehicle parking within the required front yard adjacent to the south property line. Section 43.E.3, Nonconforming Uses and Structures allows the Board of Zoning Adjustment to approve the remodeling and/or enlargement of a nonconforming use. Submitted BZA application for a special exception to allow the existing residential dwellings to remain as developed along with encroachments into the front and rear yard setbacks, a reduce minimum open space, exceed maximum impervious area, a reduction in required parking, and to allow off-street parking in the front yard as shown on the plot plan. PLANNING SERVICES Plot Plan: • Revise the following revised Purpose Statement to the plot plan: “The purpose of BZA24-11 is to allow for special exceptions to allow the existing residential dwellings to remain as developed along with encroachments into the front and rear yard setbacks, to reduce minimum open space, to exceed maximum impervious area, a reduction in required parking, and allow vehicle parking within the required front yard adjacent to the south property line.” • Remove the engineering notes from plot plan so that it is simple to read. • Bold the dashed front, rear, and side yard setback lines. • Review and revise the site data summary table. See highlighted portions below. o Change the lot width to 95 FT (reverse frontage) in required column. o Add proposed front yard setback to 26.9’. o Add proposed side yard setbacks to 6’ and 25.9’. o Add a line between total open space and total impervious on table. o Add proposed landscaping to data table (if it is not changing, add existing square footage to table). o The building footprint and other impervious should equal the total impervious- review and revise so that this number is correct.
