2. Place the following notes on the revised site plan:
■ All requirements of Section 25 "CC" Community Commercial District shall be met.
■ All requirements of Section 53, Landscaping Regulations shall be met.
■ All requirements of Section 56, Off - Street Parking Requirements shall be met.
■ All dumpsters shall be screened in accordance with Section 50.13.3. Section 50.6.3.
requires all solid refuse dumpsters to be visually screened by solid wood fence or
wall one foot above the refuse dumpster not to exceed 8 feet in height on all sides
(Except the side used for garbage pickup). Such sides shall not be required to be
screened unless the service side of the refuse storage area is visible from a
residentially zoned district.
During the period of construction all the requirements of the Grapevine Soil Erosion
Control Ordinance shall be met. This notation requires that during the period of
construction no soil be allowed to erode on to the adjacent property or into the
public right of way. You may note what measures you will take to ensure that this
does not occur.
All parking for disabled persons shall be designated according to Chapter 23,
Section 23.6 through 24.69 of the Grapevine Code of Ordinances shall be met.
This designation is the blue handicapped sign requirement.
3. Indicate on the site plan that the minimum radius for all driveway entrances is 20
feet.
4. Please note on the site plan the proposed pavement material. All required off street

Dear Mr. Kindrick,
In response to your review of our development submittal, we are submitting our
comments on each item.
1. In the bottom right hand corner of the site plan, include a title block giving the

Answer: This information has been added to the title block of each sheet.
2. Place the following notes on the revised site Plan:

Answer: The radius for the driveway entrances is noted as 30' - -0" on the
site plan which is greater than the 20' -0" minimum.
4. Please note on the site plan the proposed pavement material. All required off

Answer: A note stating that all trees used to meet Landscape Requirements
shall be a minimum of 3" caliper in diameter measured 6" above
grade has been placed on the landscape sheet LS -3.

Answer: The site data chart on the site plan has been revised to reflect

7. Please revise the landscape data chart to separate required landscaping from

Answer: The landscape tabulation has been revised to show which trees are
being used to meet the Landscape Requirements. Crape Myrtles
are not being used to meet Landscape Requirements.

Answer: The plant schedule has been revised to show the number of each
tree species used
9. Please provide and irrigation plan with the revised submittal.
Answer: Our project specifications require the Landscape Contractor to
prepare an irrigation plan for the site. At the present time the
project is in the bid process. When the Landscape Contractor is
engaged, we will submit an irrigation plan to the City of
Grapevine. This will be done before any irrigation or landscape
work is started.

This letter is to verify that your Site Plan Review application SP99 -26, located 2550 Southwest
Grapevine Parkway and platted as Lot 2R2, Block 1, Southwest Grapevine Commercial Park,
was approved November 29, 1999
Please find enclosed an approved site plan set for your records. I have forwarded two
approved sets to the Building Inspection Division.
No site plan approval shall be valid for a period longer than one (1) year from the date such
approval is issued, unless a building permit is issued and construction is actually begun within
that period, and is thereafter diligently pursued to completion or an occupancy permit is
obtained and a use commenced within that period. Approval of an application does not
authorize any work in conflict with any Codes or Ordinances of the City of Grapevine
