Main Street Grapevine, Texas 76051 Dear Ron, We are writing to you to request permission to allow us to enclose the existing Car Port at our current location, 216 W. Wall Street, Grapevine Texas. We would turn one of our current dining rooms into retail space and thus keep the same amount of dining seats we currently have which are 36 in total. We currently have 3 rooms allocated to dining, and 1 room, the largest, allocated to Retail Sales. We have 4 rooms in total dedicated to Sales. Per our attached drawing currently each dining room seats 12 persons. The expansion of the Cafe area would allow us to have seating for 24 in one room and 12 in another. The amount of Dining seats would not change but we would be adding additional Retail space. The Kitchen, Office and 2 Bathrooms will remain the same. We currently average 5 to 6 cars in our parking lot daily and we have a total of 12 spaces. We currently generate 60% Sales in Dining Revenue and 40% Retail. The enclosing of the Car Port would allow us to increase our Retail space and our Retail Revenue. Please let us know if you need any additional information. We look forward to heing back from you.
